How to read this. "Psf ppr" is what the developer paid per square foot of floor area it's allowed to build, so you can compare sites of different sizes. The breakeven is PropNex's estimate of the developer's total cost per square foot of home: land plus construction, financing and other costs. Launch prices usually come in above it, and how far above depends on the market and on competing launches nearby.

Which new launches are coming up next?

Going by PropNex's launch calendar (as of 7 October 2026): Wynwood Grand in December 2026; Solano Grand and Chencharu Central Residences in January 2027; One Chuan Grove, Lentor Signature, The River Opus and Sembawang Road EC in February 2027. Developers haven't confirmed these dates yet, so they can still move.

Which upcoming launches are executive condos?

6 of them: Wynwood Grand, Solano Grand, Sembawang Road EC, Woodlands Drive 17 EC, Miltonia Close EC and Canberra Drive EC. Only Canberra Drive falls under the tighter EC rules announced on 8 May 2026 (a 10-year minimum occupation period and no Deferred Payment Scheme), because its land tender closed after that date.

What does psf ppr mean?

Per square foot per plot ratio: the land price divided by the floor area the developer may build. It's the fairest way to compare land prices between sites of different sizes, and it sets a floor under the eventual launch price.
