What we know so far

407 homes in 3 blocks of 20 to 26 storeys, from a 1-bedroom + study of 527 sq ft to 5-bedroom sky villas of up to 2,540 sq ft (see the unit mix), in two collections: the Legacy Collection and the Sky Villa Collection (30 sky villas). The project is non-harmonised: its floor areas follow the rules from before 1 June 2023, so unit sizes can include spaces such as air-con ledges, which harmonised launches leave out. The site also gets a new 184-unit Fraser Suites in its own block, and about 25 shops and restaurants (about 14 of them food and drink) with a gourmet supermarket of about 1,000 sqm, according to PropNex's project flyer (October 2026).
The land is on a 999-year lease that started in 1877, which buyers usually treat like freehold. Frasers Property holds 51% of the joint venture and Mitsubishi Estate 49%.
Three MRT stations are within about 900 m in a straight line: Great World (about 750 m), Tiong Bahru (about 770 m) and Havelock (about 880 m); PropNex's flyer puts each about an 8-minute walk away. Zion Riverside Food Centre and Beo Crescent Market are both about 470 m away, Havelock Road Cooked Food Centre about 630 m, and Great World City about 550 m.
Valley Point and Fraser Suites are due to close on 31 March 2027. Vacant possession is expected in April 2031.

Launch timing. PropNex's launch calendar (as of 7 October 2026) and its project flyer target a launch in February 2027. When they announced the joint venture on 30 September 2026, Frasers Property and Mitsubishi Estate said they aim to launch in 2027 and complete in 2031; PropNex's flyer expects vacant possession in April 2031.
