What we know so far

  • About 1,056 homes and 7 shops in 5 towers of up to 27 storeys, on about 30,346 sqm of land, according to the project's Insider's Guide (version 1.0, information as of 10 October 2026).
  • The tentative unit mix (estimated, subject to the authorities' approval): about 45% 2-bedroom homes (581 to 710 sq ft), 30% 3-bedroom (807 to 1,001 sq ft), 23% 4-bedroom (1,076 to 1,356 sq ft) and 3% 5-bedroom (1,561 sq ft), plus just 3 1-bedroom homes (474 sq ft). The 108 4- and 5-bedroom luxury homes have private lifts.
  • Facilities include two padel courts, two golf simulators, a tennis court, an outdoor pickleball court and an air-conditioned indoor badminton and pickleball court, a 50 m lap pool, spa and relaxation pools, hot and cold baths, a steam room, a 1,300 sq ft gym, Pilates and dance/yoga studios, Asian- and Western-style private dining rooms, four gourmet pavilions and an 800 m jogging path.
  • The guide puts Lorong Chuan MRT on the Circle Line a 3-minute walk away; on OneMap its nearest exit is about 230 to 470 m from the site. Bishan (North–South Line) and Serangoon (North East Line) are one stop away, Caldecott (Thomson–East Coast Line) three, Botanic Gardens and MacPherson (Downtown Line) four, and Newton five.
  • Measured on OneMap from the site's outline, New Tech Park is next door (about 70 to 240 m) and the Australian International School within about 500 m. Junction 8 in Bishan and NEX in Serangoon are about 1.1 to 1.5 km away, and Serangoon Gardens (myVillage and Chomp Chomp) about 1.6 to 1.8 km.
  • The first site (about 555 homes) went for $703.6 million ($1,376 psf ppr) in July 2025, and the second (about 505 homes) for $623.9 million ($1,331 psf ppr) in September 2025.
  • Sing Holdings, founded in 1964 and listed on SGX since 2007, built North Gaia, Parc Botannia, Robin Residences, Waterwoods and The Laurels. Sunway MCL is the new name for Sunway Property's Singapore business after Sunway bought MCL Land in 2025; its projects include ELTA, Nava Grove, Tembusu Grand, The Continuum, Piccadilly Grand, Terra Hills, Leedon Green and Parc Esta.
  • Analysts' launch-price estimates range from about $2,600 psf (PropNex) to $2,700–$2,800 psf (SRI). These are estimates, not prices.
