What we know so far

About 390 homes at a plot ratio of 5.6, the third housing site URA has offered in the new Marina South precinct. It's next to One Marina Gardens, the first Marina Gardens Lane site (sold in 2023), and its ground floor can have up to 150 sqm of commercial space for residents.
EL Development's $450.1 million ($1,243 psf ppr) was the only bid, about 11% below the $1,402 psf ppr paid for One Marina Gardens' site in 2023. URA awarded the land on 26 October 2026. Analysts' estimates of the average launch price range from about $2,500–$2,600 psf (SRI) and $2,700–$2,900 psf (Knight Frank) to $2,850–$2,950 psf (CBRE); those are estimates, not prices.
Marina South MRT (Thomson–East Coast Line) is about 200 m away but won't open until more of the precinct is built; Gardens by the Bay MRT, on the same line and already open, is about 450 m. There's no primary school within 2 km: the nearest, Cantonment Primary, is about 2.5 km away.
