URA says it is the last available land parcel fronting Tanah Merah MRT, which is about 110 m away (East–West Line).
The tender drew ten bids. Allgreen's $464.8 million ($1,330 psf ppr) won, and URA awarded the site on 2 December 2025.
ERA's CEO said at the tender close that, based on the land price, the project could launch at an average of at least $2,500 psf. That is an estimate, not a price.
