How many units have been sold?
In the developer's availability list as of 1 November 2026, 153 of the 347 homes are still for sale, so 194 have been sold since the launch on 15 November 2025. The units still for sale are shown in the unit finder.
Can I still buy a unit after the launch?
Yes. The remaining units are sold one by one. Ask me to check that the unit you want is still available, then we visit the sales gallery to book it with the 5% booking fee. How to buy now.
Where is The Sen's sales gallery?
Viewings are by appointment. When I book your visit I'll send you the location and the opening hours, with today's availability so you can shortlist units first. See the sales gallery page.
Which layouts are built as show units?
Type B1 (2-bedroom, 678 sqft), type C3 (3-bedroom, 1,109 sqft) and type D1A (4-bedroom premium + study, 1,453 sqft). I can arrange a viewing: see the sales gallery page.
Payments
How much do I pay when I book a unit?
When the option to purchase is granted, you pay a 5% booking fee in cash. The developer then sends you the sale and purchase agreement, usually within two weeks, and you have three weeks to sign it. Buyer's stamp duty (and ABSD if it applies to you) is due within two weeks of signing, and a further 15% is due eight weeks from the option date. The 15%, the stamp duties and the legal fees can be paid in cash or CPF.
What is the payment schedule for The Sen?
The Sen is still being built, so it follows the standard progressive payment scheme for uncompleted private homes: you pay in stages as construction progresses.
| Stage | % of price | Usually paid with |
|---|---|---|
| Option to purchase (booking) | 5% | Cash |
| Sale & purchase agreement (within 8 weeks) | 15% | Cash / CPF |
| Foundation completed | 10% | 5% cash / CPF, 5% loan* |
| Reinforced concrete framework | 10% | Loan |
| Partition walls | 5% | Loan |
| Roofing / ceiling | 5% | Loan |
| Door & window frames, wiring, plastering, plumbing | 5% | Loan |
| Car park, roads & drains | 5% | Loan |
| Temporary Occupation Permit (TOP) | 25% | Loan |
| Certificate of Statutory Completion (CSC) | 15% | Loan |
| Total | 100% |
*With a 75% bank loan you pay the first 25% yourself: 5% + 15% + the first 5% of the foundation stage. The loan covers the rest as each stage is completed. If you buy after some stages are already done, the payments for those stages fall due together soon after you sign. Work out the amounts for a specific price with my payment schedule calculator.
Can I use CPF?
The 5% booking fee must be paid in cash. After that, the 15% at the sale and purchase agreement, the stamp duties, the legal fees and the later instalments can be paid from your CPF Ordinary Account, within CPF's usage limits.
What are the estimated maintenance fees?
The developer estimates about $375 a month for the 1-bedroom (share value 5), $450 for the 2-bedroom, 2-bedroom + study and 3-bedroom C1 and C2 homes (6), and $525 for the 3-bedroom C3 and the Prestige 3- and 4-bedroom homes (7). The actual fees will be set by the management corporation after completion.

What is the tenure?
99-year leasehold from 20 January 2025.
When will The Sen be completed?
The developer expects the Temporary Occupation Permit (TOP) in August 2029, vacant possession in the second quarter of 2030, and legal completion (the Certificate of Statutory Completion) in the second quarter of 2033. The dates that count for you are the ones in your sale and purchase agreement.
How many units are there?
347 homes in five 10-storey blocks on a site of about 19,245 sqm: the three Classic blocks (222, 228 and 230 Jalan Jurong Kechil) with the 1- to 3-bedroom homes, and the two Prestige point blocks (224 and 226) with four homes a floor. There's also a childcare centre, open to the public, with its own drop-off.
What unit types and sizes are there?
1-bedroom (452 sqft, 10 units), 2-bedroom (678 and 732 sqft, 110), 2-bedroom + study (764 and 775 sqft, 57), 3-bedroom (872 to 1,109 sqft, 90), 3-bedroom premium + study (1,259 sqft, 40) and 4-bedroom premium + study (1,453 sqft, 40). See all floor plans.
What is the difference between the Classic and Prestige homes?
The Prestige homes in Blocks 224 and 226 are corner homes in point blocks with four homes a floor, and only their own residents can enter those blocks. They come with Miele kitchen appliances, Roca and Laufen bathrooms, ducted air-conditioning in the living room, and satin or tinted glass wardrobe doors. The Classic homes in Blocks 222, 228 and 230 have Smeg appliances and Roca bathrooms. Every resident can use all the facilities, including the roof terraces. See the finishes.
How high are the ceilings?
On level 1 and level 10, the living room, dining room and bedrooms have 3.9 m ceilings (4.2 m floor to floor); on levels 2 to 9 they're 2.85 m (3.15 m floor to floor). Kitchens and bathrooms are 2.4 m on levels 2 to 9, and 2.85 m on levels 1 and 10.
What do the "-P" and "-U" in the unit types mean?
Level 1 homes are the "-P" version of their layout (for example B2-P), with a private enclosed space instead of a balcony. Level 10 homes are the "-U" version (for example B2-U), with the 3.9 m ceiling. The layout is otherwise the same. Stacks 09, 18 and 35 (type B4A) start on level 2.
Which way do the homes face?
The blocks' long sides face north-north-west and south-south-east. The outer homes look over Old Jurong Road towards Bukit Batok Nature Park, or over the open land to the south-east; the inner homes look over the lap pool or the family pool. The corner homes at the east end of Blocks 226 and 228 also have windows towards the forest, and those at the west end of Blocks 222 and 230 towards Jalan Jurong Kechil. See each stack's facing in the unit finder.
What comes with the units?
Smeg appliances in the Classic homes (an induction hob in the 1- and 2-bedroom homes and type C1, a gas hob in C2 and C3) and Miele in the Prestige homes, with a washer-dryer or a washer and a dryer. Every home has a ceiling fan in the living room (you can opt out), a smart home gateway, a digital lockset and a video intercom. For the balcony, the developer provides either aluminium slide-and-fold screens or motorised outdoor blinds at its cost, or you can opt out. See the finishes.
How many car park lots are there?
347 lots in the basement, one per home, including 10 lots for electric vehicles (two per block) and 4 accessible lots, plus 60 bicycle lots and a motorcycle lot.
What facilities are there?
A 50 m lap pool on the main pool deck; a family pool with a bubble pool, aqua gym, spa beds and seats and a hydro pool, and a children's pool; a clubhouse with a Miele show kitchen and reading, gathering and relaxation lounges; a gym, hot and cold baths, a serenity lounge and a steam room; a tennis court, forest fitness, a BBQ pavilion and a children's playground; and roof terraces on Blocks 222, 228 and 230 with a pilates pavilion, yoga lawn, meditation deck, gardens, a sky bar pavilion, sky lounge and sky deck.

Which primary schools are within 1 km?
Bukit Timah Primary School. Pei Hwa Presbyterian Primary, a Two-Track school from 2027, is within 2 km.
