The project
Two towers on the Singapore River, linked to Great World MRT
River Modern is on an 11,736 sqm site along River Valley Green, with Kim Seng Park and the Singapore River on its south side, about 186 m of frontage, and River Valley Primary School across the road. At its west end, at street level, a sheltered arrival lounge and six shops (three of them ready for food and beverage) sit by Exit 1 of Great World MRT on the Thomson–East Coast Line: about 80 m to the fare gates, and about 270 m to the supermarket in Great World mall.
The two 36-storey towers stand on a landscape deck, with the homes starting about 9.45 m above it. Tower 7 is turned to face south-east, over the 50 m pool towards the river, and Tower 5 to take in the bend of the river; the developer says 9 of the 13 stacks have views of the river, depending on the floor, and that no homes face directly west. It's the latest of GuocoLand's "Modern" series, after Martin Modern, Midtown Modern and Lentor Modern, and is built with prefabricated modules (PPVC).

River Modern: is it worth buying now?
I made this review before the launch, in February 2026. River Modern is the last residential plot on this stretch of the Singapore River, but it was also bought at one of the highest land prices in the area, so I look at how GuocoLand was likely to price it, where the premiums are loaded (floor, facing or unit type), whether river-facing units are worth it, the preview timeline, and every layout from the 2-bedroom to the 4-bedroom.
