Location

Dunearn House location: Sixth Avenue MRT, the Turf City and the schools

Dunearn House is at 760 to 770 Dunearn Road (District 11), on the southern edge of the former Bukit Timah Turf Club, which the government is turning into a new housing estate. Sixth Avenue MRT is about four minutes' walk away by the developers' figure, the future Turf City station on the Cross Island Line is within walking distance, and Methodist Girls' School (Primary) and Raffles Girls' Primary School are within 2 km, both Two-Track schools.

Getting around

  • Sixth Avenue MRT (DT7) on the Downtown Line: about four minutes' walk, by the developers' figure. Botanic Gardens (Circle Line) is two stops away, Stevens (Thomson-East Coast Line) three, Newton (North-South Line) four, Little India (North East Line) five and Bugis (East-West Line) seven.
  • King Albert Park (DT6) and Tan Kah Kee (DT8) are the next stations along the Downtown Line.
  • Turf City MRT (Cross Island Line): the future station in the Turf City, within walking distance, is part of the line's second phase, which LTA targets for completion by 2032. King Albert Park will be its interchange with the Downtown Line.
  • By car: Dunearn Road runs straight into town, past Newton to Orchard, and the Pan-Island Expressway is a short drive away.
  • On foot and by bike: the Rail Corridor and the Bukit Timah Railway Station are nearby, and the planned elevated park along the Bukit Timah Canal (the Bukit Timah–Rochor Green Corridor) will run beside Dunearn Road.

Walking times and stops are from the developers' release and the sales kit; use a map app for your own route.

Food, shops and parks

The shops along Sixth Avenue and Bukit Timah Road are a few minutes away, with the malls of Beauty World and Bukit Timah further along.

  • Malls: Coronation Plaza, Serene Centre, Cluny Court, Bukit Timah Plaza and Beauty World Centre
  • Supermarkets: Cold Storage at Guthrie House, FairPrice Finest at Coronation Plaza and Bukit Timah Plaza, Giant at Beauty World Centre

The Bukit Timah Turf City

The 176-hectare former racecourse, home of Singapore's second turf club, is being planned as a new estate of private and public homes: the developers' map, quoting URA, puts it at 15,000 to 20,000 new homes. Dunearn House is the first private development there to launch.

  • Four neighbourhoods, each with public spaces around existing landscape and heritage buildings.
  • Heritage: 27 buildings and structures, including the two grandstands, are being studied for retention, and the former Dunearn water depot (1952) is proposed for conservation.
  • Nature: the forested areas at Eng Neo Avenue and Bukit Tinggi are to be kept.
  • Amenities under study: shops in the grandstands, food and drink, parks, sports facilities, a school, health and senior care, and a bus interchange near the future Turf City MRT station.
  • Roads: the estate is planned to be car-lite, and improvements to Eng Neo Avenue, Dunearn Road and Bukit Timah Road are being studied.

From the government's plans as summarised in the sales kit. Plans under study may change.

Schools near Dunearn House

Methodist Girls' School (Primary) and Raffles Girls' Primary School are within 2 km, and so is Pei Hwa Presbyterian Primary School, about 1.9 km away. All three are among the 12 Two-Track schools from the 2027 exercise: their Phase 2C places are split between children within 2 km and those further away, so the 2 km band is the one that matters.

Around 2 km, and older children

Henry Park Primary is right at about 2 km on my map. For older children, Methodist Girls' School (Secondary) and Nanyang Girls' High School are beside MGS's primary school, and Hwa Chong Institution, National Junior College and the National University of Singapore's Bukit Timah campus are a short drive along Bukit Timah Road.

Using the address for P1

Under MOE's rules, a new home's address can be used for Primary 1 registration if the vacant possession date in your sale and purchase agreement is no later than 31 December two years after the registration year. The developer's expected vacant possession date is 31 December 2030, which fits the 2028 registration (children born 2 January 2022 to 1 January 2023) and every year after. The date that counts is the one in your sale and purchase agreement. How P1 registration works.

Distances are straight lines on the map from each block's address point to the school's grounds. The five blocks have their own postal codes: 289920 (Block 760), 289916 (762), 289917 (766), 289918 (768) and 289919 (770). MOE's official distance category is measured from the school's boundary on OneMap; check it on onemap.gov.sg/school with your block's postal code in your registration year.

The blocks and their neighbours

The site rises from Dunearn Road to the north. Along the road, behind the play gardens and about 15 m from the boundary, are the 10-storey Blocks 770 and 768; Block 766 stands in the middle, about 24 m north of them across the 50 m lap pool; and the 19-storey Blocks 760 and 762 are at the top, about 24 m further north across the wellness pool, 13 m from the north boundary. The ground there is higher, so their homes start on level 2, and the north-facing homes on levels 2 and 3 face a stepped retaining wall.

Every home faces north-north-east, towards the Turf City, or south-south-west, towards Dunearn Road; the corner stacks also have a west or east side. Across Dunearn Road are the Bukit Timah Canal and Bukit Timah Road, and beyond them the landed homes off Cherry, Fir and Maple Avenues, with the Villa Azura and Royal Green condominiums. The second Dunearn Road site, where Wing Tai and Metro plan about 330 homes with shops, adjoins the site to the north-west, and a new road runs along the north boundary. The developers provide acoustic measures for the eight stacks facing Dunearn Road.
