Payments

How much do I pay when I book a unit?

When the option to purchase is granted, you pay a 5% booking fee in cash. A further 15% is due eight weeks from the option date, when you exercise the sale and purchase agreement, in cash, CPF or both. Buyer's stamp duty (and ABSD if it applies to you) and the legal fees also fall due around then, and can be paid in cash or CPF.

What is the payment schedule for Dunearn House?

Dunearn House is still being built, so it follows the standard progressive payment scheme for uncompleted private homes: you pay in stages as construction progresses.

Stage% of priceUsually paid with
Option to purchase (booking)5%Cash
Sale & purchase agreement (within 8 weeks)15%Cash / CPF
Foundation completed10%5% cash / CPF, 5% loan*
Reinforced concrete framework10%Loan

Total100%

*With a 75% bank loan you pay the first 25% yourself: 5% + 15% + the first 5% of the foundation stage. The loan covers the rest as each stage is completed. The sales kit expected the foundation stage about six months from the launch. If you buy after some stages are already done, the payments for those stages fall due together soon after you sign. Work out the amounts for a specific price with my payment schedule calculator.

Can I use CPF?

The 5% booking fee must be paid in cash. After that, the 15% at the sale and purchase agreement, the stamp duties, the legal fees and the later instalments can be paid from your CPF Ordinary Account, within CPF's usage limits.

What are the estimated maintenance fees?

The developer estimates $79 a share a month before GST: $395 for the 2-bedroom homes (5 shares), $474 for the 2-bedroom premium, 2-bedroom + study and all the 3-bedroom homes (6 shares) and $553 for the 4-bedroom homes (7 shares). The actual fees will be set by the management corporation after completion.

The project

Who is the developer of Dunearn House?

Phoenix Dunearn Pte Ltd, a joint venture of Frasers Property, CSC Land Group and Sekisui House in equal shares. They won the site in a government land sale in June 2025, at $1,410 psf per plot ratio. The architect is ONG&ONG, the landscape designer Ecoplan Asia, and the main contractor China Construction (South Pacific) Development.

What is the tenure?

99-year leasehold from 30 September 2025.

When will Dunearn House be completed?

The developer's expected date of vacant possession is 31 December 2030. The date that counts is the one in your sale and purchase agreement.

How many units are there?

380 homes in five blocks over one basement car park. The Pinnacle Collection is in the two 19-storey blocks, 760 and 762, with four homes a floor on levels 2 to 19 (144 homes). The Luxury Collection is in the three 10-storey blocks, 766, 768 and 770, with eight homes a floor on levels 1 to 10 (236 homes). Every block has two lifts.

What unit types and sizes are there?

2-bedroom (B1 and B1a, 527 sqft), 2-bedroom premium (BP1, BP1a and BP2, 614 sqft), 2-bedroom + study (BS1, BS2 and BS3, 657 to 678 sqft), 3-bedroom (C1, 872 sqft), 3-bedroom + flexi (C2, 936 sqft), 3-bedroom + study (CS1 and CS2, 947 and 969 sqft), 3-bedroom premium (CP1, 1,001 sqft), 4-bedroom (D1 and D2, 1,184 sqft), 4-bedroom premium (DP1 and DP2, 1,302 and 1,313 sqft) and 4-bedroom premium + study (DPS1, 1,378 sqft). See all floor plans.

What does "(P)" after a unit type mean?

It's the level 1 version of a Luxury Collection layout, with a private enclosed space (PES) outside the living room, for example BP2(P) or BS3(P). The PES homes have access to the facilities. The Pinnacle Collection's homes start on level 2, so it has no "(P)" units.

What is the difference between the Luxury and Pinnacle Collections?

The Luxury Collection (the 2- and 3-bedroom homes, 527 to 969 sqft) has 1.2 m by 0.6 m tiles in the living and dining, Hansgrohe fittings in chrome, a built-in oven, an induction hob in the 2-bedroom homes and a gas hob in the 3-bedroom homes, and a 1 m main door. The Pinnacle Collection (the 3-bedroom premium and 4-bedroom homes, 1,001 to 1,378 sqft) has 1.2 m by 1.2 m tiles, fittings in brushed black chrome, a gas hob and a combi steam oven, a double-door fridge, wardrobes with tinted glass doors in the master bedroom, and a 1.25 m double-leaf main door; its 4-bedroom homes have an automated laundry rack, and the 4-bedroom premium homes a wine chiller.

How big is the study?

About 3 sqm in the 2- and 3-bedroom + study homes, by the developer's answer: not big enough for a standard single bed. The study in the 4-bedroom premium + study is about 4 sqm, beside the master bedroom.

Which way do the homes face?

North-north-east or south-south-west. In each block, the stacks on the Turf City side face north-north-east and those on the Dunearn Road side south-south-west; the corner stacks also have a west or east side. The eight stacks facing Dunearn Road (17, 18, 23, 24, 25, 26, 31 and 32) get window and door restrictors and/or acoustic blinds from the developer. The north-facing homes of Blocks 760 and 762 clear the retaining wall on the north boundary from level 4, and Block 770's stacks 27 and 28 clear the Dunearn Club from level 4. Filter the unit finder by side.

What appliances and finishes come with the units?

SMEG kitchen appliances, a washer-dryer, Hansgrohe fittings and Geberit sanitary ware, quartz counters, large-format European tiles in the living and dining, engineered wood in the bedrooms, a ceiling fan in the living room (you can opt out by side letter), wall-mounted air-conditioning in the living, bedrooms and study, and smart-home controls: a gateway, a digital lockset, a wifi doorbell and app control of the air-conditioning. There is no dishwasher. See the finishes.

How many car park lots are there?

228 basement lots, including 7 with EV charging, and 3 accessible lots: about six for every ten homes. There are no lots set aside for visitors and no washing bay. If more residents want a lot than there are lots, they are allocated by periodic ballot; the sale and purchase agreement has the details.

What facilities are there?

A 50 m lap pool, a kids' pool and family terrace, a wellness pool with spa seats, a steam room, the Dunearn Club and a gym with outdoor fitness, the Waterfall Club (a residents' lounge, meeting room and pods, and waterfall deck, lounge and pod), a teppanyaki pavilion, play gardens along Dunearn Road, a tennis court, the Pinnacle foyer, living, dining and patio, and on level 2 the waterfall terrace and dining and the canopy trail, pavilion and deck.

Location

How close is Dunearn House to the MRT?

Sixth Avenue MRT (DT7) on the Downtown Line is about four minutes' walk, by the developers' figure, with Botanic Gardens two stops away and Newton four. The future Turf City station on the Cross Island Line, targeted for 2032, is within walking distance. More on the location.

Which primary schools are nearby?

Methodist Girls' School (Primary) and Raffles Girls' Primary are within 2 km, and Pei Hwa Presbyterian Primary is about 1.9 km away. All three are Two-Track schools from the 2027 exercise, so an address within 2 km is in the same Phase 2C track as one next door. The developer's expected vacant possession date, 31 December 2030, fits the 2028 P1 registration. More on the schools.

What is next to Dunearn House?

Dunearn Road, the Bukit Timah Canal and Bukit Timah Road to the south, with landed homes and condominiums beyond; Turf Club Road to the east, with the preschools, sports clubs and shops in the old Turf City buildings; a new road and the Turf City's greenery to the north; and to the north-west, the second Dunearn Road site, where Wing Tai and Metro plan about 330 homes with shops.
