Location
Amberwood at Holland location: Holland Plain, the MRT and the schools
Amberwood at Holland is at 30 to 52 Holland Link (District 10), at the corner of Holland Link and Holland Plain, the first homes in the new Holland Plain precinct. King Albert Park MRT's future interchange exit is about seven minutes' walk away by the developer's estimate, and Methodist Girls' School (Primary) about 680 to 780 m.
Getting around
- King Albert Park MRT (DT6) on the Downtown Line: about 1 km in a straight line. The developer estimates about seven minutes' walk to the exit of the future interchange, once the Cross Island Line station (CR15) and the path through the Community Plain are built. Botanic Gardens, for the Circle Line, is three stops away, Stevens four and Newton five.
- The Cross Island Line: its second phase, from Bright Hill to the Jurong Lake District through Turf City, King Albert Park, Maju and Clementi, is expected in 2032 (LTA's timeline in the kit).
- Sixth Avenue MRT (DT7) is also about 1 km away.
- By car: about five minutes to the PIE, seven to Holland Village and twelve to Dempsey Hill, by the developer's estimates.
- The roads are being rebuilt: LTA plans to realign and reconstruct Holland Link and Holland Plain, scheduled for completion by 2030 (subject to LTA's final confirmation), with a future bus bay on Holland Plain by the south-west gate.
Walking and driving times are the developer's estimates; use a map app for your own route.
Parks, food and shops
Holland Plain is planned as a green, low-rise precinct: the Community Plain, a future park by NParks, runs along the north of the site, and the Holland Green Linear Park and the Bukit Timah canal are across Holland Plain to the south. The Rail Corridor is a short walk west, with Bukit Timah Nature Reserve, Clementi Forest and the Botanic Gardens further out.
- Malls: Coronation Plaza, Serene Centre, Cluny Court, Bukit Timah Plaza and Beauty World Centre, and Holland Village a few minutes' drive away
- Supermarkets: FairPrice Finest at Bukit Timah Plaza and Coronation Plaza, Cold Storage at Guthrie House, Giant at Beauty World Centre
- Hawker centres: Bukit Timah Market & Food Centre, Adam Food Centre and Beauty World Food Centre
- Nature: the Rail Corridor, Bukit Timah Nature Reserve, Rifle Range Nature Park, Clementi Forest and the Singapore Botanic Gardens

Using the address for P1
Under MOE's rules, a new home's address can be used for Primary 1 registration if the vacant possession date in your sale and purchase agreement is no later than 31 December two years after the registration year. The developer's expected vacant possession date is 30 June 2030, which fits the 2028 registration (children born 2 January 2022 to 1 January 2023) and every year after. The date that counts is the one in your sale and purchase agreement. How P1 registration works.
Distances are straight lines on the map from the middle of each block to each school. The eleven blocks have their own postal codes: 279040 (Block 30), 279041 (32), 279166 (34), 279167 (36), 279168 (38), 278130 (40), 278131 (42), 278132 (44), 278134 (48), 278125 (50) and 278126 (52). MOE's official distance category is measured from the school's boundary on OneMap; check it on onemap.gov.sg/school in your registration year.
The blocks and their neighbours
The site rises from Holland Plain in the south to the Community Plain in the north. Blocks 30, 32, 34 and 36 face Holland Plain, with the Holland Green Linear Park about 40 to 45 m away across the road. Blocks 38, 40, 42 and 44 stand on the upper deck, about 24 to 30 m from the south row across the pools. Blocks 48, 50 and 52, of 4 storeys, line the Community Plain, about 18 m from the middle row; the developer's plan puts the next homes beyond the plain about 32 to 40 m away.
The arrival plaza and the two-storey childcare centre are on Holland Link, on the east side, with Eleven @ Holland about 60 m away across the road. The rest of Holland Plain, to the west and north, is land for future homes; Sim Lian also won the precinct's next site in May 2026.
