Upperhouse location: Orchard Boulevard MRT, Tanglin and the schools
Upperhouse is at 22 Orchard Boulevard (District 10), between Orchard Boulevard and Grange Road, beside Camden Medical Centre. Its entrance has a direct, sheltered link to Orchard Boulevard MRT, Tanglin Mall is about 270 m away, and Orchard Road and the Botanic Gardens are close by.
Getting around
- Orchard Boulevard MRT (TE13) on the Thomson-East Coast Line, with a direct, sheltered link from the site's entrance, by the developer's plan.
- Along the line: Orchard (TE14, for the North-South Line) about 1 minute 30 seconds away and Great World (TE15) about 1 minute 41 seconds, by the developer's measured travel times; the line runs on to Marina Bay, Gardens by the Bay and, in future, Changi Airport.
- On foot: Tanglin Mall about 270 m away, by the developer's map, and Orchard Road a short walk further.
- By car: Orchard Boulevard, Grange Road and Tanglin Road connect to the city, the Pan-Island Expressway and the Ayer Rajah Expressway.

Orchard, Tanglin and the Botanic Gardens
Upperhouse sits in the Tanglin and Grange area at the west end of Orchard Road, among embassies, hotels, good class bungalow estates and private clubs, by the developer's map.
- Shopping and food: Tanglin Mall, Tanglin Place and the Orchard Road shopping belt, from ION Orchard eastwards
- Parks: the Singapore Botanic Gardens, Singapore's UNESCO World Heritage Site, and the future park beside the site
- Health: Camden Medical Centre next door, and Gleneagles, Mount Elizabeth and Paragon Medical nearby
- Clubs: the Tanglin Club and the American Club, close by

Schools near Upperhouse
No primary school is within 1 km. Anglo-Chinese School (Junior), a boys' school and one of the Two-Track schools, is about 1.95 to 1.98 km away by my map: just within 2 km, so check it on OneMap.
Within 2 km
Alexandra Primary is about 1.1 km away and River Valley Primary about 1.5 km. From the 2027 exercise, half of a Two-Track school's Phase 2C places go to children living within 2 km, with no distance priority inside that half, so a home within 2 km counts at ACS (Junior).
Using the address for P1
Under MOE's rules, a new home's address can be used for Primary 1 registration if the vacant possession date in your sale and purchase agreement is no later than 31 December two years after the registration year. Vacant possession is expected by 30 June 2029, as reported, which fits the 2027 registration (children born 2 January 2021 to 1 January 2022) and every year after. Distances are straight lines on the map from the tower to the schools' grounds. It's a single tower (postal code 249628), so all its homes share the same address and distance category. The tower and its views
The tower runs west-south-west to east-north-east. Stacks 06 to 09 are on its north side, over the 50 m lap pool towards Orchard Boulevard and Tanglin; stacks 02 to 05 are on its south side, towards Grange Road and the low-rise homes beyond; stack 01, the 4-bedroom suites, is at the east end. The homes start on level 2, about 19.6 m above Orchard Boulevard, and the developer says the views from level 20 up are likely unblocked.
The developer adds visual screens to some homes: towards the west on stacks 05, 06, 08 and 09, and towards the north from level 28 to 35 on stacks 01 and 06 to 09, where windows also get limiters. Each stack's note in the unit finder says which applies.
