Can I still buy a unit after the launch?

Yes. The remaining units are sold one by one. Ask me to check that the unit you want is still available, then we visit the sales gallery to book it with the 5% booking fee. How to buy now.

Payments

How much do I pay when I book a unit?

When the option to purchase is granted, you pay a 5% booking fee in cash. A further 15% is due eight weeks from the option date, when you sign the sale and purchase agreement, in cash, CPF or both. Buyer's stamp duty (and ABSD if it applies to you) and the legal fees also fall due around then, and can be paid in cash or CPF.

What is the payment schedule for Penrith?

Penrith is still being built, so it follows the standard progressive payment scheme for uncompleted private homes: you pay in stages as construction progresses.

Stage% of priceUsually paid with
Option to purchase (booking)5%Cash
Sale & purchase agreement (within 8 weeks)15%Cash / CPF
Foundation completed10%5% cash / CPF, 5% loan*
Reinforced concrete framework10%Loan
Partition walls5%Loan

Door & window frames, wiring, plastering, plumbing5%Loan
Car park, roads & drains5%Loan
Temporary Occupation Permit (TOP)25%Loan
Certificate of Statutory Completion (CSC)15%Loan
Total100%

*With a 75% bank loan you pay the first 25% yourself: 5% + 15% + the first 5% of the foundation stage. The loan covers the rest as each stage is completed. If you buy after some stages are already done, the payments for those stages fall due together soon after you sign. Work out the amounts for a specific price with my payment schedule calculator.

Can I use CPF?

The 5% booking fee must be paid in cash. After that, the 15% at the sale and purchase agreement, the stamp duties, the legal fees and the later instalments can be paid from your CPF Ordinary Account, within CPF's usage limits.

What are the estimated maintenance fees?

The developer estimates $424.80 a month for every 2- and 3-bedroom home and $495.60 for the 4-bedroom and 4-bedroom premium homes. The actual fees will be set by the management corporation after completion.
