Which layouts are built as show units?

Type BPS1 (2-bedroom premium + study, 764 sqft), type CPS2 (3-bedroom premium + study, 1,163 sqft) and type DP2 (4-bedroom premium, 1,496 sqft). I can arrange a viewing: see the sales gallery page.

Payments

How much do I pay when I book a unit?

When the option to purchase is granted, you pay a 5% booking fee in cash. The developer then sends you the sale and purchase agreement, usually within two weeks, and you have three weeks to sign it. Buyer's stamp duty (and ABSD if it applies to you) is due within two weeks of signing, and a further 15% is due eight weeks from the option date. The 15%, the stamp duties and the legal fees can be paid in cash or CPF.

What is the payment schedule for Parktown Residence?

Parktown Residence is still being built, so it follows the standard progressive payment scheme for uncompleted private homes: you pay in stages as construction progresses.

Stage% of priceUsually paid with
Option to purchase (booking)5%Cash
Sale & purchase agreement (within 8 weeks)15%Cash / CPF
Foundation completed10%5% cash / CPF, 5% loan*

*With a 75% bank loan you pay the first 25% yourself: 5% + 15% + the first 5% of the foundation stage. The loan covers the rest as each stage is completed. If you buy after some stages are already done, the payments for those stages fall due together soon after you sign. Work out the amounts for a specific price with my payment schedule calculator.

Can I use CPF?

The 5% booking fee must be paid in cash. After that, the 15% at the sale and purchase agreement, the stamp duties, the legal fees and the later instalments can be paid from your CPF Ordinary Account, within CPF's usage limits.

What are the estimated maintenance fees?

The developer estimates about $362 a month for the 1-bedroom + study homes (share value 45), $442 for the 2-bedroom, 3-bedroom and 3-bedroom premium homes (55), $514 for the 3-bedroom premium + study, 4-bedroom and 4-bedroom premium homes (64), and $587 for the 5-bedroom premium homes (73). The actual fees will be set after completion.
