Pricing as of 01 November 2026. Subject to changes by developer. In the availability list I have, 66 units are still for sale, from $1,404,000. In the developer's availability list as of 1 November 2026, 66 of the 501 homes are still for sale, so 435 have been sold since the launch on 22 February 2025 (326 of them on the launch weekend). The 2-bedroom, 2-bedroom premium and 2-bedroom + study homes and the 3-bedroom premium homes are sold out. The units still for sale are shown in the unit finder.

When the option to purchase is granted, you pay a 5% booking fee in cash. A further 15% is due eight weeks from the option date, when you exercise the sale and purchase agreement, in cash, CPF or both. Buyer's stamp duty (and ABSD if it applies to you) and the legal fees also fall due around then, and can be paid in cash or CPF.

Elta is still being built, so it follows the standard progressive payment scheme for uncompleted private homes: you pay in stages as construction progresses.

*With a 75% bank loan you pay the first 25% yourself: 5% + 15% + the first 5% of the foundation stage. The loan covers the rest as each stage is completed. The 5% booking fee must be paid in cash. After that, the 15% at the sale and purchase agreement, the stamp duties, the legal fees and the later instalments can be paid from your CPF Ordinary Account, within CPF's usage limits.

The developer estimates $62 a share a month before GST: $310 for the 1-bedroom + study (5 shares), $372 for the 2- and 3-bedroom homes (6 shares), $434 for the 4-bedroom homes (7 shares) and $496 for the 5-bedroom (8 shares). The actual fees will be set by the management corporation after completion.

HC Land (Clementi) Pte Ltd, a joint venture of MCL Land and CSC Land Group. MCL Land, formerly part of Hongkong Land, was bought by Malaysia's Sunway Group in 2025 and renamed Sunway MCL. The architect is P&T Consultants, the landscape designer Ecoplan Asia, the interior designer Index Design, and the main contractor China Construction Realty.

99-year leasehold. The site was sold by the government in November 2023.

The developers expect TOP in the fourth quarter of 2027, with vacant possession by 31 March 2029 and legal completion by 31 March 2032. The towers topped out in September 2026. The dates that count are the ones in your sale and purchase agreement.

501 homes in two 39-storey towers, Block 10 (stacks 01 to 06) and Block 12 (stacks 07 to 14). The homes are on levels 4 to 39, above a basement and a 3-storey car park podium; stacks 01, 13 and 14 start on level 5.

1-bedroom + study (A1s, 506 sqft), 2-bedroom (B1 and B2, 614 sqft), 2-bedroom premium (B3p and B4p, 700 sqft), 2-bedroom + study (B5s, 807 sqft), 3-bedroom (C1, 926 sqft), 3-bedroom premium (C2p, 1,023 sqft), 4-bedroom (D1, 1,184 sqft), 4-bedroom premium (D2p, 1,313 sqft), 4-bedroom dual key (D3k, 1,313 sqft), 4-bedroom + study (D4s, 1,507 sqft) and 5-bedroom (E1, 1,776 sqft). Type D3k is a 3-bedroom home and a separate studio behind a shared foyer, each with its own door. The studio has a 15.4 sqm bedroom with a kitchenette (an induction hob and a microwave), its own bathroom and a balcony, so it can be let out or used by family while you live in the main home. It's in stack 05, and was one of the show units.

It's the level 4 version of a layout, with a private enclosed space (PES) in place of the balcony, on the podium deck: B2-PES (#04-07), B5s-PES (#04-06), D1-PES (#04-08) and D3k-PES (#04-05).

North or south, by the developer's elevation chart. Stacks 02 to 04 and 09 to 12 face north, towards Clementi Avenue 1, Nan Hua High School and, from the higher floors, Bukit Timah Hill. Stacks 01, 05 to 08, 13 and 14 face south, over the pools and the AYE, with glimpses of the sea and the port from the higher floors; these get acoustic blinds and an acoustic ceiling on the balcony. Kuche hobs, hoods and built-in ovens, a SMEG fridge and washer-dryer, a Franke sink, Inalco sintered stone counters, Duravit sanitary ware and Hansgrohe fittings, and vinyl flooring in the living, dining and bedrooms. The 3-bedroom premium and larger homes add a Wells water purifier and dispenser and a Steigen automated drying rack, and the 5-bedroom a wine chiller. 401 lots and 6 accessible lots, 5 of them with EV charging: about eight for every ten homes.

On level 4, the Elta Club: a 50 m lap pool, a family pool, a bubble pool, spa seats and beds, a gym with changing rooms and steam rooms, the grand lobby pavilion, two BBQ pavilions and a function room. On level 3, The Canopy: a function room, four pavilions and a sky bridge. On level 1, a tennis court, a kids' playground, a water play pool, a kids' party room, a media room, a party pavilion, cabanas, the grand lawn and several gardens.

Clementi MRT (EW23) on the East-West Line is about 1 km away: 5 minutes by bike or 2 by car, by the developer's estimates. Dover MRT is about 3 minutes by car, and the future West Coast station on the Cross Island Line is planned for 2032. More on the location.

Pei Tong Primary is about 840 to 880 m away and Clementi Primary about 900 to 950 m, both within 1 km. Qifa, Nan Hua, Fairfield Methodist (Primary) and Henry Park Primary are within 2 km. The developer's expected vacant possession date, 31 March 2029, fits the 2027 P1 registration. More on the schools.
