Buying
Who can buy a house at Belgravia Ace?
Singapore citizens. It is landed property, and the developer's fact sheet says foreigners are not eligible. Under the Residential Property Act, permanent residents count as foreigners for landed property, so a permanent resident would need approval from the Land Dealings Approval Unit first: ask me before you plan on it.
Is it freehold?
Yes: an estate in fee simple, so there is no lease running down.
What does "strata landed" mean?
Each house is yours, on a strata title, while the land around it, the driveways, the gardens, the pools and the clubhouse are common property, run by the management corporation (MCST) that the owners form. You pay a monthly maintenance fee for the security, the upkeep and the facilities, as in a condominium, and you live in a house with your own front door, car porch and roof terrace. Under URA's guidelines, a strata landed estate keeps a large share of its land as communal open space: here, 43.55% of the site, by the developer's figures.
How much are the maintenance fees?
$48 a month for each share value: about $528 a month for a Type A house (share value 11) and $576 for Types B and C (share value 12), by the developer's fact sheet. The MCST can change them. The home lift's servicing is on top, paid by the owner (about $120 a month and a $250 yearly inspection, by the developer's estimate).
Payments
What is the payment schedule, now that the estate has its TOP?
Because the houses are finished, the construction stages are done, so most of the price is paid soon after you buy. By the developer's fact sheet:
| Stage | % of price | When, and usually paid with |
|---|---|---|
| Option to purchase (booking) | 5% | When the option is issued · cash |
| Within 8 weeks of the option date | 80% | When you exercise the sale and purchase agreement and pay the stages already reached · cash, CPF and your bank loan |
| Certificate of Statutory Completion (CSC) | 13% | Within 14 days of receiving the developer's notice of the CSC · loan |
| Completion | 2% | On the completion date · loan |
| Total | 100% |
Buyer's stamp duty (and ABSD if it applies to you) is due within 14 days of exercising the option, and can be paid in cash or CPF. Try my stamp duty calculator.
How much cash do I need?
It depends on your loan. With a 75% loan (your first housing loan), you pay 25% of the price yourself, and at least 5% of the price must be cash: the 5% booking fee covers that, and the other 20% can come from cash or CPF. With a second housing loan the limits are lower and the cash share higher. Your stamp duty and legal fees are on top. Ask me to work it out for the house you're looking at, or use my affordability calculator.
The houses
How big are the houses?
Type A is 365 sqm (3,929 sqft), Type B 406 sqm (4,370 sqft) and Type C 377 sqm (4,058 sqft): the surveyor's strata areas. Every house also has a furniture loft of about 5 sqm (54 sqft) on top of the strata area. The three terrace houses (Type D) are about 3,649 to 4,026 sqft. Every room's size is on each type's page: Type A, Type B, Type C.
How many bedrooms and bathrooms are there?

Is there a lift in every house?
Yes: a Ken-Jo residential lift from Ken-Jo Industries, for 5 people (340 kg), from the lowest level to the top (the 1st storey to the attic in Type A, the basement to the roof terrace in Types B and C). Its servicing is the owner's: the developer estimates about $120 a month, plus $250 a year for the inspection.

Can I enclose the roof terrace or the PES?
No: the open roof terrace, the open-to-sky terraces and the private enclosed spaces can't be enclosed. The roof is a flat concrete roof with no trellis; the railings are 1 m high, glass or a solid parapet. There are water points at the car porch, the PES or 1st-storey terrace, and the roof terrace or attic.
Is there gas, and what kind of water heater?
Gas is by cylinder, not piped town gas. The water heaters are electric. A water tank on the roof, with booster pumps, keeps the pressure up in the bathrooms; the kitchen and the powder room take water straight from the mains.
What smart-home features are there?
A Fermax smart-home system: a smart home gateway, an IP camera, a digital lockset, a smoke detector, and control of the air-conditioning and the lights (in the living, dining and master bedroom), with an audio-video intercom to the guardhouse.
Where is the household shelter?
On the 1st storey in Type A, and in the basement in Types B, C and D.
Is there anything I have to maintain myself?
Besides the home lift: each house has an inspection chamber (in the basement car porch, or on the 1st-storey open terrace), which the owner keeps up with a licensed plumber.
The estate
Is it a gated estate?
Yes, with 24-hour security and CCTV. Cars come in by the main gate on Belgravia Drive, through vehicle barriers; there are pedestrian side gates beside the main entrance on Belgravia Drive and on Stratton Road. Every house has an audio-video intercom to the guardhouse. The boundary wall is 1.8 m high, partly solid and partly a BRC fence, set back 3.5 to 9 m from the buildings.
What are the pools?
Three: the 50 m lap pool (50 by 6.7 m), the family pool and the Cloud Waterplay for children, with a jacuzzi, hydrotherapy jets and a water trellis. All the facilities.
Where do the rubbish and the post go?
Rubbish goes to the bin centre in the basement. Each house's letter box is above its meter compartment, beside the car porch.
