Location
Belgravia Ace location: Seletar Hills, off Ang Mo Kio Avenue 5
Belgravia Ace is at 365 to 577 Belgravia Drive, off Ang Mo Kio Avenue 5, among the landed houses of Seletar Hills (District 28), next door to the developer's Belgravia Villas and Belgravia Green. It suits a family that drives: the CTE, TPE and SLE are close, while the nearest MRT stations are about 2 km away.
Getting around
- By car: the Central Expressway (CTE), the Tampines Expressway (TPE) and the Seletar Expressway (SLE) are all close, and the North-South Corridor is being built. The developer puts Orchard Road, Marina Bay and the CBD at about 20 minutes' drive.
- Bus: the nearest stop, 54651 on Ang Mo Kio Avenue 5 (opposite Tech Place II), is about 260 to 390 m from the houses. The estate's side gates on Belgravia Drive and Stratton Road are for walking in and out.
- MRT and LRT: Fernvale LRT station (Sengkang LRT) is about 1.6 to 1.8 km away, Ang Mo Kio MRT (North-South Line) about 2.1 to 2.2 km and Yio Chu Kang MRT about 2.2 to 2.4 km. Ang Mo Kio will also be a stop on the Cross Island Line.
Distances are mine, measured on OneMap in a straight line from the houses; by road or on foot they are longer. The drive times are the developer's.
Shops, clubs and parks
Seletar Hills is a quiet estate of landed houses between Ang Mo Kio, Yio Chu Kang and Sengkang. The developer's list of what's nearby, with my straight-line distances:
- Shops and food: Greenwich V on Seletar Road (about 0.7 to 0.9 km), The Seletar Mall and Hougang 1 (about 1.6 to 1.8 km), MyVillage at Serangoon Garden (about 1.7 to 1.9 km), AMK Hub (about 2.2 to 2.4 km), the Jalan Kayu eateries (about 2.2 km), and NEX, Compass One and Junction 8 (about 3.4 to 3.9 km)
- Seletar Aerospace Park (about 2.8 to 2.9 km): restaurants, cafés and shops in the old colonial bungalows, with weekend bazaars
- Clubs: Serangoon Gardens Country Club (about 1.7 to 1.8 km) and Seletar Country Club (about 3.1 to 3.3 km)
- Parks: Sengkang Riverside Park (about 2.8 to 3 km), Hampstead Wetlands Park (about 3.1 to 3.2 km), Bishan-Ang Mo Kio Park (about 3.6 to 3.8 km) and Lower Seletar Reservoir (about 4.8 to 5 km); the developer also lists the North-Eastern waterways, Punggol Point and Coney Island
Schools near Belgravia Ace
No primary school is within 1 km of the houses. Five are within 2 km, by my map: Rosyth School and Fernvale Primary (about 1.3 to 1.5 km), Sengkang Green Primary (about 1.6 to 1.8 km), and Jing Shan Primary and Hougang Primary (about 1.7 to 1.9 km). None of them is a Two-Track school, and no Two-Track school is within 2 km.
Older children
The developer lists Anderson Secondary School (about 1.6 to 1.8 km) and Nan Chiau High School (about 2.8 to 3 km), Nanyang Junior College (about 3.4 to 3.5 km), Nanyang Polytechnic (about 1.8 to 2 km) and ITE College Central (about 1 to 1.2 km).
Using the address for P1
In P1 registration, citizens living within 1 km of a school come first in each phase, then those 1 to 2 km away, then everyone else. So an address here gets the 1 to 2 km priority at the five schools above. Under MOE's rules, you can register with the address of a home you've bought before you move in; if the address gives your child priority, you must then live there for at least 30 months. Belgravia Ace is finished, so the house can be handed over soon after you buy: ask me what the sale contract says for the house you're looking at. How P1 registration works.
Distances are straight lines on OneMap from each school's location to the houses, measured on 24 October 2026. MOE's official distance is measured from the school's boundary on OneMap, so it can be a little shorter; check it on onemap.gov.sg/school in your registration year.
The estate and its neighbours
The estate is a long block of land with the developer's other estates around it: Belgravia Green and Belgravia Villas are next door, and the landed houses of Seletar Hills beyond. Its entrance is on Belgravia Drive, at the end of a 100 m boulevard running north from the gate to the roundabout and the clubhouse; Stratton Road reaches its east side, where there is a side gate.
The houses stand in five rows from west to east, so each faces north or south. The front row (Type A) faces south over the estate's own driveway and the trees along the boundary; behind it, back to back, Type B faces north over the central gardens. The three rows of Type C pairs behind face the central gardens (the first) or the gardens around the 50 m lap pool (the other two), with the last row backing onto the trees at the estate's northern edge.
