The Serra Residences showflat and launch dates
The sales gallery is at 11 Bassein Road, right next to the site. The VVIP preview runs from Friday 2 to Tuesday 13 October 2026, VVIP booking is on Thursday 15 October and public booking on Friday 16 October. Viewings are by appointment, and I can arrange yours.

Where is the showflat?
The Serra Residences sales gallery, with both show units, is at 11 Bassein Road, right next to the site at 7 Bassein Road, so you can see the actual site and its surroundings on the same visit.
Viewings are by appointment during the preview. When I confirm your time slot, I'll send you the price list so you can look through it before you arrive.

How booking works
- Visit the showflat and shortlist your units. Before you go, you can look up every unit in the 3D model and compare two side by side.
- Submit your expression of interest through me with a blank cheque or cashier's order, by 12 pm on Tuesday 13 October.
- After the submissions are checked, a live e-ballot sets the order in which buyers pick their units.
- On booking day, choose your unit in ballot order. Bring a first choice and a few back-ups in case it goes before your turn.
Show units you can see
Two layouts are built as show units:
- Type B1A · 2-Bedroom + Study, 710 sqft▶ Virtual tour
- Type D4 · 4-Bedroom Premium + Study (Private Lift), 1,528 sqft▶ Virtual tour
Getting ready for booking day
- Get your loan in-principle approval (IPA) from your bank first, so you know your budget and loan limit.
- Prepare the 5% booking fee. It is paid when the option to purchase is granted, and cannot come from CPF.
- Bring your NRIC or passport, and the details of everyone who will be on the title.
- Shortlist three to five units in order of preference, in case your first choice goes.
- Work out your stamp duties. Buyer's stamp duty applies to everyone; ABSD depends on your citizenship and the homes you already own. Try my stamp duty calculator.
