The Serra Residences location: Novena MRT, HealthCity and schools
The Serra is at 7 Bassein Road, in a low-rise residential pocket of Novena between Tan Tock Seng Hospital and Moulmein Road. HealthCity Novena is next door, and Novena MRT is about ten minutes' walk away, much of it under cover through the hospital's underground link.
Getting around
- Novena MRT (NS20, North–South Line), about 8 to 10 minutes on foot. Leave by the side gate on Jalan Tan Tock Seng and follow the sheltered path past the Ng Teng Fong Centre and the National Centre for Infectious Diseases to Tan Tock Seng Hospital's back entrance, about 200 m. From basement 2, the hospital's underground link runs straight to Novena station, Exit A.
- From Novena station: Newton is 1 stop (change to the Downtown Line), Orchard 2, Dhoby Ghaut 4, City Hall 5, Raffles Place 6 and Marina Bay 7. Bishan is 3 stops north.
- By car: the CTE through Moulmein Road, the PIE through Adam Road in under 10 minutes, Orchard Road in about 6 minutes and Changi Airport in about 25.
- Stevens MRT (Thomson–East Coast and Downtown Lines) is about 5 minutes' drive.

Next door: HealthCity Novena
The Serra sits on the edge of HealthCity Novena, the 17-hectare health campus that the Ministry of Health, the National Healthcare Group and Tan Tock Seng Hospital are building around the hospital. It brings together Tan Tock Seng Hospital, the National Centre for Infectious Diseases, the National Skin Centre, NTU's Lee Kong Chian School of Medicine and the Ng Teng Fong Centre for Healthcare Innovation, with more buildings, green corridors and covered walkways planned to 2030 and beyond.
Tan Tock Seng Hospital alone employs more than 11,000 staff, and the campus is expected to see over 30,000 people a day once complete. For owners who rent out, that is a steady pool of doctors, nurses, researchers and students who want to live within walking distance of work.

- 2 Moulmein Road. The former Middleton Hospital and Communicable Disease Centre site, with more than 40 heritage buildings on about 91,500 sqm, was awarded by the Singapore Land Authority to Country City Investment, the group behind Dempsey Hill. It is being turned into a lifestyle hub with dining, sports, wellness and play spaces, expected to open in the first quarter of 2027, within walking distance of The Serra.
- Mount Pleasant. The new estate on the former police academy grounds is planned for about 5,000 homes, with the first HDB flats launched in 2025.
- Newton. URA's Draft Master Plan 2025 proposes a new "urban village" beside Newton MRT and Newton Food Centre, and a linear park along Monk's Hill Road.
Future plans are announced by the authorities and the operators, and may change.

Bassein Road is a small cluster of mid-rise condominiums and low-rise homes. Around The Serra are One Akyab (12 storeys), 8 Bassein (14), Bassein Court (10), Zedge (21) and The Ansley (25), with Tan Tock Seng's Integrated Care Hub (17) and landed homes on the hospital side, and a future development plot beside the site.
At its closest points, the tower is about 16 m from One Akyab, 22 m from the building across Akyab Road and 27 m from 8 Bassein, according to the developer's site plan. Stacks 04 and 05 face the pool deck and tennis court instead, and from level 18 up, The Summit sits well above the nearby blocks.
