Availability & prices
Which units are still available, and at what price?
Pricing as of 01 November 2026. Subject to changes by developer. In the availability list I have, 17 units are still for sale, from $2,643,000. By layout: D2PS from $2,643,000, D3PS from $2,687,000. Sold out: A1S, B1, B1S, B2S, C1, C2, C3S, C4PS, C5PS, D1S. Every unit's price is in the unit finder on the home page. Units sell every day, so ask me to check one before you decide.
How many units have been sold?
In the developer's availability list as of 1 November 2026, 17 of the 348 homes are still for sale, so 331 have been sold since the launch on 19 October 2024 (292 of them on the launch weekend). In the 12 October 2026 list, the homes left are all 4-bedroom premium + study: type D2PS in stacks 19 and 30, and type D3PS in stacks 15 and 22. Every other layout is sold out. The units still for sale are shown in the unit finder.
Can I still buy a unit from the developer?
Yes. The developer is selling the remaining units one by one. Ask me to check that the unit you want is still available, then we arrange a viewing and book it with the 5% booking fee. How to buy now.
Can I view a unit?
Yes, by appointment: WhatsApp me with the layouts or units you'd like to see and when, and I'll arrange it. Viewing & buying.
Payments
How much do I pay when I book a unit?
When the option to purchase is granted, you pay a 5% booking fee in cash. A further 15% is due within eight weeks of the option date, when you exercise the sale and purchase agreement, in cash, CPF or both. Buyer's stamp duty (and ABSD if it applies to you) and the legal fees also fall due around then, and can be paid in cash or CPF.
What is the payment schedule, now that Norwood Grand has its TOP?
Because the building is complete, the construction stages of the usual progressive payment scheme have all been reached. So instead of paying in stages over several years, most of the price falls due soon after you sign:
| Stage | % of price | When, and usually paid with |
|---|---|---|
| Option to purchase (booking) | 5% | On booking · cash |
| Sale & purchase agreement | 15% | Within 8 weeks of the option date · cash / CPF |
| The stages already reached, up to the TOP (foundation 10%, framework 10%, walls 5%, roof 5%, windows and wiring 5%, car park and roads 5%, TOP 25%) | 65% | Soon after you sign, when the developer gives notice · mostly your bank loan |
| Certificate of Statutory Completion (CSC) | 15% | When the CSC is issued, and at legal completion · loan |
| Total | 100% |
With a 75% bank loan you pay the first 25% yourself: 5% + 15% + the first 5% of the next instalment; the loan covers the rest. Most of the loan is drawn at once, so the monthly repayments start soon after you buy, and you collect the keys once the instalments due are paid. The exact amounts and dates are in the developer's sale and purchase agreement: ask me, or your lawyer, before you book. Work out the amounts for a price with my payment schedule calculator.
Can I use CPF?
The 5% booking fee must be paid in cash. After that, the 15% at the sale and purchase agreement, the stamp duties, the legal fees and the later instalments can be paid from your CPF Ordinary Account, within CPF's usage limits.
What are the maintenance fees?
$410 a month for the 1-bedroom + study (share value 5), $492 for the 2-bedroom to 3-bedroom premium + study homes, 624 to 1,044 sqft (share value 6), and $574 for the 4-bedroom deluxe + study and premium + study homes, 1,173 to 1,335 sqft (share value 7). These are the figures I have as of October 2026; the management corporation can change them.
The project
Who is the developer of Norwood Grand?
CDL Stellar Pte Ltd, a wholly-owned subsidiary of City Developments Limited (CDL). The architect is ADDP Architects, the landscape consultant Ecoplan Asia, the builder Woh Hup and the interior designer Index Design.
What is the tenure?
99-year leasehold from 18 December 2023.
Is Norwood Grand completed?
Yes. The project has its Temporary Occupation Permit (TOP), so the homes can be occupied. Before completion, the developer's expected vacant possession date was 31 March 2030. The Certificate of Statutory Completion (CSC) follows the TOP, and the last 15% of the price is paid then.
How many units are there?
348 homes in four 11-storey blocks: Blocks 2 (stacks 01 to 08), 6 (09 to 16), 8 (17 to 24) and 10 (25 to 32), with homes from level 1, and an early childhood development centre at 4 Champions Way.
What unit types and sizes are there?
1-bedroom + study (A1S, 495 sqft), 2-bedroom (B1, 624 sqft), 2-bedroom + ensuite study (B1S, 667 sqft), 2-bedroom + study (B2S, 710 sqft), 3-bedroom deluxe (C1 and C2, 872 and 883 sqft), 3-bedroom + study (C3S, 904 sqft), 3-bedroom premium + study (C4PS and C5PS, 1,044 sqft), 4-bedroom deluxe + study (D1S, 1,173 sqft) and 4-bedroom premium + study (D2PS and D3PS, 1,313 and 1,335 sqft). See all floor plans.
What are the level 1 homes like?
Every layout has a level 1 version, marked (P) on the plans and in the price list, such as D2PS(P). It is the same size, with a private enclosed space (PES) in place of the balcony. Stacks 02, 13, 20 and 28 have no home on level 1.
What does "harmonised" mean for Norwood Grand?
Norwood Grand was planned under the 2023 rules that align a home's strata area with its gross floor area, so the A/C ledges are not counted in the area you buy: the plans mark them "non-strata". That makes the sizes here look smaller than similar layouts in older projects, which included the ledges.
What is a dumbbell layout?
The bedrooms are on opposite sides of the living room, like the weights on a dumbbell. Here the 2-bedroom (B1) is a dumbbell layout, with a bathroom for each bedroom, and so is the 3-bedroom + study (C3S), with bedroom 3 on its own side.
Which way do the homes face?
Blocks 2 and 6 face north-north-east, inward over the pool (stacks 01, 02, 07 to 10, 15 and 16), or south-south-west, across Woodlands Drive 17 to the Champions Green HDB blocks (stacks 03 to 06 and 11 to 14). Blocks 8 and 10 face north-north-west, towards Innova Primary School next door (stacks 17, 18, 23 to 26, 31 and 32), or south-south-east: inward over the tennis court and the pool from Block 8 (stacks 19 to 22) and over the arrival garden to Champions Way from Block 10 (stacks 27 to 30). Filter the unit finder by side.
What appliances and finishes come with the units?
Bosch kitchen appliances (a hob, a telescopic cooker hood, a built-in oven and a washer-dryer) and a Samsung free-standing fridge; compressed quartz counters and a Franke sink; Geberit sanitary ware with hansgrohe fittings; a Prism+ ceiling fan with adjustable lighting in the living room; and a Fermax smart-home system with a digital lockset and app control of the air-conditioning and lights. The 3-bedroom + study and larger homes have a dry kitchen, and the 4-bedroom homes extra storage in it. See the finishes.
How many car park lots are there?
283 lots in the basement, including 2 for the childcare centre, 3 electric vehicle charging lots and 3 accessible lots: about eight for every ten homes. There are 87 bicycle lots.
What facilities are there?
A 50 m lap pool, a kids' pool, an aqua deck and a pool deck; the Grand Club, with a gym and a dance studio on the 2nd storey, changing rooms with steam rooms and a function room; a family lounge, a social deck, two BBQ pavilions and a tennis court; the Treetop Walk on the 2nd storey, a treehouse playground, a swing garden, a cabana garden and a yoga lawn; and a reflective pond, a garden walk, a tranquil lawn and the Tranquil Swing.
Is Norwood Grand a green building?
The developer designed it for BCA's Green Mark Platinum Super Low Energy (SLE) certification: few homes face directly west, every home has a ceiling fan for natural ventilation, the air-conditioners, lifts and common-area lighting are energy-efficient, the paints are low in volatile organic compounds, the fittings are water-efficient, renewable energy covers part of the common areas, and rubbish goes down a pneumatic waste collection system.
Location
How close is Norwood Grand to the MRT?
Woodlands South MRT (TE3) on the Thomson-East Coast Line is about 200 m from the main gate in a straight line, across Champions Way; the developer puts it at about four minutes' walk. It is one stop to Woodlands MRT, for the North-South Line, and two to Woodlands North, for the RTS Link to Johor Bahru. More on the location.
Which primary schools are nearby?
Innova Primary is next door, and Woodgrove (about 370 to 430 m), Si Ling (600 to 670 m), Woodlands Primary (830 to 900 m) and Woodlands Ring (810 to 940 m) are also within 1 km, by my map. The building is complete, so you can move in soon after you buy. More on the schools and P1.
What is next to Norwood Grand?
Innova Primary School to the north, the Champions Green HDB blocks across Woodlands Drive 17 to the south-west, the Champions Bliss HDB blocks and ACE The Place Community Club across Champions Way to the south-east, with Woodlands South MRT beyond, and Woodlands Avenue 1 and Vista Point to the east.
