How a new launch usually works
- Preview: the showflat opens and the developer shows the prices. Visit with me to see the show units and shortlist your units.
- Submit your interest: most developers ask buyers to register their interest before the launch, usually with a cheque.
- Ballot: if many buyers register, a ballot sets the order in which they choose their units on launch day.
- Launch day: you book your unit with a 5% booking fee and receive the option to purchase. See the payment schedule.
The developer sets the process for each launch: I'll confirm Chencharu Central Residences' as soon as it's out.
Before the preview
- Get your loan in-principle approval (IPA) from your bank, so you know your budget and loan limit.
- Prepare the 5% booking fee. It is paid when the option to purchase is granted, and cannot come from CPF.
- Work out your stamp duties. Buyer's stamp duty applies to everyone; ABSD depends on your citizenship and the homes you already own. Try my stamp duty calculator.
- Selling a home to buy? My affordability calculator works out the cash and CPF you'll have after the sale, your maximum loan and the price range that fits.
