Payments
How much do I pay when I book a unit?
When the option to purchase is granted, you pay a 5% booking fee in cash. A further 15% is due eight weeks from the option date, when you exercise the sale and purchase agreement, in cash, CPF or both. Buyer's stamp duty (and ABSD if it applies to you) and the legal fees also fall due around then, and can be paid in cash or CPF.
What is the payment schedule for Canberra Crescent Residences?
Canberra Crescent Residences is still being built, so it follows the standard progressive payment scheme for uncompleted private homes: you pay in stages as construction progresses.
| Stage | % of price | Usually paid with |
|---|---|---|
| Option to purchase (booking) | 5% | Cash |
| Sale & purchase agreement (within 8 weeks) | 15% | Cash / CPF |
| Foundation completed | 10% | 5% cash / CPF, 5% loan* |
| Reinforced concrete framework | 10% | Loan |
| Partition walls | 5% | Loan |
| Roofing / ceiling | 5% | Loan |
| Door & window frames, wiring, plastering, plumbing | 5% | Loan |
| Car park, roads & drains | 5% | Loan |
| Temporary Occupation Permit (TOP) | 25% | Loan |
| Certificate of Statutory Completion (CSC) | 15% | Loan |
| Total | 100% |
*With a 75% bank loan you pay the first 25% yourself: 5% + 15% + the first 5% of the foundation stage. The loan covers the rest as each stage is completed. If you buy after some stages are already done, the payments for those stages fall due together soon after you sign. Work out the amounts for a specific price with my payment schedule calculator.
Can I use CPF?
The 5% booking fee must be paid in cash. After that, the 15% at the sale and purchase agreement, the stamp duties, the legal fees and the later instalments can be paid from your CPF Ordinary Account, within CPF's usage limits.
What are the estimated maintenance fees?
The developer estimates $66 a share a month before GST: $330 for the 1-bedroom (5 shares), $396 for the 2- and 3-bedroom homes (6 shares) and $462 for the 4-bedroom homes (7 shares). The actual fees will be set by the management corporation after completion.
