Vela Bay location: Bayshore MRT, East Coast Park and the new Bayshore precinct

Vela Bay is at 1 and 3 Bayshore Walk (District 16), on the corner of Bayshore Road and Bayshore Drive. Bayshore MRT on the Thomson–East Coast Line is next to the site, East Coast Park and the sea are across the East Coast Parkway, and around it URA is building the 60-hectare Bayshore precinct, with about 10,000 new homes, parks, shops and a transport hub.

Getting around

  • Bayshore MRT (TE29) on the Thomson–East Coast Line is next to the site, on its west side, and the developer's site plan has a side gate to the station.
  • On the Thomson–East Coast Line, Siglap is one stop away, Marine Parade three, Gardens by the Bay seven, Marina Bay eight and Outram Park eleven; Orchard is fourteen stops. Eastwards, the line is being extended to Bedok South and Sungei Bedok (an interchange with the Downtown Line), and later to Changi Airport's Terminal 5.
  • By car: the East Coast Parkway runs along the south of the site, towards the city one way and Changi Airport the other, and the kit notes a new flyover linking Bayshore to the parkway, due by 2030.
  • By bike or on foot: East Coast Park is across the parkway, and URA's plan adds a landscaped bridge to the park and a park connector along the precinct.

Station counts are for the stations open as of October 2026. Use a map app for walking and driving times.

The Bayshore precinct

Vela Bay is the first private condominium in URA's new Bayshore precinct, about 60 hectares between Upper East Coast Road and the East Coast Parkway. The kit sets out what's planned (all subject to change by URA):

  • About 10,000 new homes: roughly 7,000 HDB flats (Bayshore's first BTO projects are already being built) and 3,000 private homes.
  • Parks: a 3-hectare central park, a linear park along the edge of the estate, and a landscaped bridge across the parkway to East Coast Park.
  • Bayshore Drive lined with shops, eateries, supermarkets, clinics and sports facilities, with a 400 m bus-only corridor and wide sheltered walkways.
  • An integrated transport hub at Bedok South, about 880 m away: a bus interchange under a mall of about 22,500 sqm, with about 1,280 private homes above.
  • SAFRA Bayshore, set to be the largest SAFRA clubhouse at over 30,000 sqm, next to Bedok South station, plus a new school and healthcare facilities.

Within 2 km

Bedok Green Primary is about 1.3 km away. Opera Estate Primary and Fengshan Primary are just over 2 km away. URA's precinct plan also marks land for a future primary school in Bayshore.

Using the address for P1

The developer's expected vacant possession date is 31 December 2031, so under MOE's rules a Vela Bay address can be used from the 2029 Primary 1 registration exercise (children born 2 Jan 2023 to 1 Jan 2024, and younger), if the date in your sale and purchase agreement is by 31 December 2031. For an older child, register from your current home. How P1 registration works.

Distances are straight lines on the map from the site to each school. MOE's official distance category is measured from the school's boundary on OneMap; check it with the unit's postal code on onemap.gov.sg/school in your registration year.

The site and its neighbours

The site is a corner plot: Bayshore Road and the MRT station along its west side, Bayshore Drive to the north, Bayshore Walk to the east and the East Coast Parkway to the south. Block 1 stands at the south end, nearest the parkway, and Block 3 at the north end, with The Vela Pool between them; the clubhouse, gym and tennis court are by Bayshore Drive.

Across Bayshore Road to the south-west is Costa Del Sol, and to the north-west The Bayshore, with landed homes and low-rise condominiums around Upper East Coast Road. To the north and east, the precinct's new HDB estates are being built. The developer counts 13 of the 18 stacks as sea facing, with sea views from about level 11.
