Location

Union Square Residences location: the Singapore River, the MRT and the schools

Union Square Residences is at 28 Havelock Road (District 1), between Havelock Road and the Singapore River, across the river from Clarke Quay. Clarke Quay and Chinatown MRT are about 250 to 300 m away, Fort Canning a short walk further, and River Valley Primary is within 1 km.

Getting around

  • Clarke Quay MRT (NE5) on the North-East Line: its exits are about 250 to 300 m from the tower in a straight line.
  • Chinatown MRT (North-East and Downtown Lines): its exits are about 300 to 400 m away.
  • Fort Canning MRT on the Downtown Line is also within walking distance, as CDL lists it with the other two.
  • By the developer's count: one MRT stop to Telok Ayer, Outram Park and Dhoby Ghaut, and the buses along Havelock Road (51, 143, 174, 174E and 186) to Clarke Quay, SMU, Bugis and Orchard.
  • On foot: the river promenade, Clarke Quay, Robertson Quay, Chinatown and the CBD; the developer counts four supermarkets and four neighbourhoods within about 5 minutes' walk.

The MRT stations and bus routes are the developer's, from the sales kit and CDL's launch release; the distances are mine, on OpenStreetMap. Use a map app for your own route.

Union Square and the river

Union Square is CDL's redevelopment of the old Central Square and Central Mall, and the first project in the Singapore River planning area under URA's Strategic Development Incentive Scheme. Besides the residential tower it has an office tower, co-living rooms, about 65 shops and restaurants, a central plaza and the conservation shophouses along Merchant Road, which URA is partly pedestrianising.

  • At the door: Union Square's own shops and restaurants, Clarke Quay Central and Riverside Point
  • A short walk: Clarke Quay and Robertson Quay, Chinatown, Chinatown Point and People's Park, and the hawker centres of Chinatown and Hong Lim
  • Further: Fort Canning Park, Pearl's Hill City Park, Tiong Bahru and New Bahru, and the CBD and Marina Bay

The places named are the developer's, from the sales kit.

Schools near Union Square Residences

River Valley Primary School is about 930 to 960 m from the tower by my map, and the developer's OneMap school query (16 October 2024, in the sales kit) lists it within 1 km. St. Margaret's School (Primary), a girls' school and one of the Two-Track schools, is about 1.7 km away, within 2 km.

Within 2 km, and older children

Cantonment Primary is about 1.3 km away and Zhangde Primary about 1.9 km. From the 2027 exercise, half of a Two-Track school's Phase 2C places go to children living within 2 km, with no distance priority inside that half, so a home here counts at St. Margaret's.

Using the address for P1

Under MOE's rules, a new home's address can be used for Primary 1 registration if the vacant possession date in your sale and purchase agreement is no later than 31 December two years after the registration year. The developer's expected vacant possession date is 15 March 2031, which fits the 2029 registration (children born 2 January 2023 to 1 January 2024) and every year after. The date that counts is the one in your sale and purchase agreement. How P1 registration works.

Distances are straight lines on the map from the tower to the schools' grounds; the tower is drawn from the developer's plan. It's a single tower (postal code 059828), so all its homes share the same address and distance category. MOE's official distance category is measured from the school's boundary on OneMap; check it on onemap.gov.sg/school in your registration year.

The tower and its views

The tower is U-shaped, with its 11 stacks around two lift cores; the developer's views pages group them by the way they look. Stacks 01 to 03 look south-west, over Havelock Road to Pearl's Hill, the State Courts, One Pearl Bank and Chinatown. Stacks 04 and 05, and 08 and 09, look north-east, towards the Singapore River and Clarke Quay, with Marina Bay and the CBD from the higher floors. Stacks 06 and 07 look north-west to the river, Canninghill, Fort Canning and Orchard; stacks 10 and 11 south-east to Chinatown, the State Courts and the CBD.

The developer's photos taken from several levels of each group are in the sales kit, and I can send them to you.
