Thomson Reserve showflat and launch dates
The public preview ran from 17 to 27 October 2026, the e-ballot was on 29 October, and the public launch was on Saturday, 31 October. See the homes still available in 3D. The showflat is on Upper Serangoon Crescent in Hougang. Viewings are by appointment, and I can arrange yours.

The electronic ballot set the order in which buyers chose their units on launch day.
- Fri, 30 Oct 2026Priority sales
Former owners, the developer's VIP guests, staff and business associates, and bulk purchasers can book before the public launch. Each can only include immediate family (parents, siblings, spouse and children), and there's no separate agent or loyalty round.
- Sat, 31 Oct 2026Public launch (booking day)
Buyers choose their units in ballot order. Popular stacks can go quickly, so come with a first choice and a few back-ups.
- Q4 2027 – Q1 2028Foundation completed (est.)
The developer's estimate for the foundation of each block (estimates as of 30 September 2026). This is when the 10% foundation payment usually falls due. See the dates by block.
- Q3 2027 – Q2 2029Concrete framework (est.)
Completed level by level, so the 10% framework payment falls due earlier on lower floors. Tap a unit in the 3D explorer for its own estimate.
- 2H 2030Expected TOP
The Temporary Occupation Permit, expected in the second half of 2030, when homes are ready to be handed over.
Where is the showflat?
The Thomson Reserve sales gallery is on Upper Serangoon Crescent in Hougang, near the junction with Upper Serangoon View and a short walk from Punggol Park. On Google Maps it's "Thomson Reserve Sales Gallery".
Getting there: Buangkok and Hougang MRT stations (North East Line) are each about 1.3 km away in a straight line, so a short taxi or bus ride. Viewings are by appointment: I'll confirm the opening hours when I book your slot.
