Launch & showflat
Where is the Thomson Reserve showflat?
On Upper Serangoon Crescent in Hougang, near Upper Serangoon View and Punggol Park; on Google Maps it's "Thomson Reserve Sales Gallery" (open the map). Buangkok and Hougang MRT are each about 1.3 km away. Viewings are by appointment, and I'll confirm the opening hours when I book your slot. See the showflat page.
When were the preview, ballot and booking day?
Former owners of Thomson View and the developer's VIP guests previewed on 16 October 2026. The public preview ran from 17 to 27 October. E-balloting was on 29 October, priority sales for former owners, VIP guests and bulk purchasers on 30 October, and the public launch (booking day) on Saturday, 31 October 2026. See the homes still available or all the dates.
Can I buy more than one unit with my family?
Yes, as a bulk purchase, which can book at the priority sales on 30 October. Everyone must be immediate family (parents, siblings, spouse or children), all the units must be exercised together, and names can't be added or removed. If any one unit isn't exercised, the developer takes back all of them and puts them back on sale. There's no separate agent or loyalty purchase round for this launch.
How do I book a showflat viewing?
Through me. Send me a WhatsApp at +65 8102 1221, or fill in the form on this page and choose "A showflat viewing". I'll confirm a time and send you the price list before your visit.
Which layouts are built as show units?
Types BPS1 (2-bedroom premium + study), CP1 (3-bedroom premium), DP1 (L) (4-bedroom premium with private lift) and E1 (L) (5-bedroom suite with private lift). Each was dressed by a different interior designer: Chalked for BPS1, 2nd Edition for CP1, Superfat for DP1 (L) and Sujonohun for E1 (L).
Payments
How much do I pay when I book a unit?
When the option to purchase is granted, you pay a 5% booking fee in cash: $20,000 by cashier's order or cheque, topped up on the day with another cashier's order or a bank transfer. Within 8 weeks you sign the sale and purchase agreement and pay a further 15%, in cash, CPF or both. Buyer's stamp duty (and ABSD if it applies to you) and legal fees also fall due around this time, and can be paid in cash or CPF.
What is the payment schedule for Thomson Reserve?
As a new launch, Thomson Reserve follows the standard progressive payment scheme for uncompleted private homes, so you pay in stages as construction progresses:
| Stage | % of price | Usually paid with |
|---|---|---|
| Option to purchase (booking) | 5% | Cash |
| Sale & purchase agreement (within 8 weeks) | 15% | Cash / CPF |
| Foundation completed (est. Q4 2027 – Q1 2028) | 10% | 5% cash / CPF, 5% loan* |
| Reinforced concrete framework (est. Q3 2027 – Q2 2029) | 10% | Loan |
| Partition walls | 5% | Loan |
| Roofing / ceiling | 5% | Loan |
| Door & window frames, wiring, plastering, plumbing | 5% | Loan |
| Car park, roads & drains | 5% | Loan |
| Temporary Occupation Permit (TOP) | 25% | Loan |
| Certificate of Statutory Completion (CSC) | 15% | Loan |
| Total | 100% |
*With a 75% bank loan you pay the first 25% yourself: 5% + 15% + the first 5% of the foundation stage. The loan covers the rest as each stage is completed.
When are the foundation and concrete framework payments expected?
The developer estimates the foundation of each block will be completed between Q4 2027 and Q1 2028, and the reinforced concrete framework between Q3 2027 and Q2 2029. The framework payment depends on your unit's level: it falls due when the framework of your level band is done, so lower floors usually pay it earlier than higher floors in the same block.
| Block | Level | Foundation (10%) | Concrete framework of the unit (10%) |
|---|---|---|---|
| Blk 1 | Levels 1–10 | Q4 2027 | Q1 2028 – Q3 2028 |
| Levels 11–21 | Q3 2028 – Q1 2029 | ||

Developer's estimated stage completion as of 30 September 2026. The dates are the developer's estimates and are subject to change; they are for reference only. Each stage may be completed earlier or later than estimated due to construction progress and other factors, and the estimated dates are not part of the contract.
In the 3D explorer, tap any unit to see its own estimated dates. Dates for the later stages, from partition walls to TOP, haven't been given yet.
Can I use CPF?
The 5% booking fee must be paid in cash. After that, the 15% at the sale and purchase agreement, the stamp duties, the legal fees and the later instalments can be paid from your CPF Ordinary Account, within CPF's usage limits.
Why are the monthly instalments low at the start?
Under the progressive payment scheme, the bank only releases the loan stage by stage as construction progresses, and you only pay instalments on the amount released. Your monthly instalment therefore starts small after the foundation stage and rises as the building nears TOP and completion. I can work out your instalments at each stage for a specific unit.
What were the starting prices?
The official indicative starting prices, released on 15 October 2026, were: 2-Bedroom (592 sqft) from $1.544M ($2,608 psf), 2-Bedroom Premium (678 sqft) from $1.772M ($2,613 psf), 2-Bedroom Premium + Study (732 sqft) from $1.925M ($2,630 psf), 3-Bedroom (947 sqft) from $2.503M ($2,642 psf), 3-Bedroom Premium (1,055 sqft) from $2.777M ($2,633 psf) and 4-Bedroom (1,238 sqft) from $3.388M ($2,737 psf). Since the launch on 31 October 2026, the prices are the developer's price list. For the homes still available and their prices now, see what's left by home type.

Location
How close is Thomson Reserve to the MRT?
Upper Thomson MRT station on the Thomson–East Coast Line is next to the site. A pedestrian gate beside the main entrance connects to the sheltered linkway leading to the station. More on the location.
Which schools are within 1 km?
Ai Tong School is within 1 km according to the developer (about 450–550 m in a straight line). See Ai Tong's P1 balloting for the last three years and when a Thomson Reserve address can be used for registration. Within 1 to 2 km are Ang Mo Kio Primary, Catholic High, CHIJ St. Nicholas Girls', Marymount Convent, Peirce Secondary, Whitley Secondary, Mayflower Secondary, Ang Mo Kio Secondary and Eunoia JC. For Primary 1 registration, check the exact distance on OneMap using the unit's postal code.
Should I buy Thomson Reserve now or wait for Upper Thomson Parcel A?
Parcel A, the land sale site beside Springleaf MRT, hasn't launched and has no confirmed price; analysts expect it around 2027. It will have shops on the ground floor and the MRT right outside, but no primary school within 2 km, and it's in District 26 (OCR), four stops further from town. If schools, a Central Region address or the commute matter to you, Thomson Reserve fits better. See the full comparison.
What is next to Thomson Reserve?
The completed Thomson Three condominium (three 21-storey towers and cluster houses) sits along the northern edge of the site, between Blocks 5 & 7 and Blocks 9 & 11. Elsewhere, the site is mostly surrounded by low-rise landed homes, with the Central Catchment beyond. You can see Thomson Three in the 3D model.
