Location

The Orie location: Braddell MRT, Toa Payoh and the schools

The Orie is at 10 and 12 Lorong 1 Toa Payoh (District 12), where Lorong 1 meets Lorong 4 Toa Payoh. Braddell MRT is about 5 minutes' walk away, Toa Payoh's HDB Hub one stop down the line, and Kheng Cheng, First Toa Payoh and Pei Chun Public School are within 1 km.

Getting around

  • Braddell MRT (NS18) on the North-South Line: about 300 m in a straight line from Block 10 to Exit C, or about 5 minutes' walk, by the developer's estimate.
  • Along the line: one stop to Toa Payoh (the HDB Hub and the bus interchange) and one stop the other way to Bishan, for the Circle Line; four stops to Orchard and eight to Raffles Place, by the developer's count.
  • Also nearby: Toa Payoh MRT is about 830 m away and Caldecott MRT (Circle and Thomson-East Coast Lines) about 1.1 km, in a straight line.
  • By car: the Central Expressway (CTE) and the Pan-Island Expressway (PIE) are close by, and the North-South Corridor, now being built, will add another route to the city.

Travel times and stop counts are the developer's, from the sales kit; the straight-line distances are mine, on OpenStreetMap. Use a map app for your own route.

Food, shops and parks

Toa Payoh is one of Singapore's oldest and most complete HDB towns, so much of what you need is a short walk away, and the developer lists five markets and food centres within the town.

  • Food: Toa Payoh Palm Spring Market and Hawker Centre (about 2 minutes' walk, by the developer's estimate), Toa Payoh West Market and Food Centre, the Lorong 8 market and hawker centre, Toa Payoh Vista Market, the Lorong 5 food centre and Kim Keat Palm Market
  • Shopping: the HDB Hub and Toa Payoh town centre, one MRT stop away; Junction 8 at Bishan, one stop the other way; Zhongshan Mall and Velocity at Novena
  • Health: Toa Payoh Polyclinic, Mount Alvernia Hospital, the Chung Hwa Medical Institution, and Tan Tock Seng Hospital and the National Skin Centre at Novena
  • Parks and sport: Toa Payoh Sensory Park, SAFRA Toa Payoh, Bishan-Ang Mo Kio Park and MacRitchie Reservoir, and the Toa Payoh Integrated Development (a sports centre, a polyclinic and a library) being built in the town centre

The places named are the developer's, from the location map in the sales kit.

Schools near The Orie

Kheng Cheng School is about 300 m from the two towers, and First Toa Payoh Primary and Pei Chun Public School about 550 to 620 m: all within 1 km, by my map.

Within 2 km, and older children

CHIJ Primary (Toa Payoh) (a girls' school) is right at the 1 km line, about 1 to 1.02 km by my map: check it on OneMap. Marymount Convent and Kuo Chuan Presbyterian are about 1.1 km away, and Catholic High (Primary), St. Gabriel's and St. Andrew's Junior about 1.6 to 1.9 km. None of them is one of the Two-Track schools, and none of those is within 2 km. For older children, Raffles Girls' School (Secondary), Beatty Secondary and Raffles Institution are nearby, and the developer also lists CHIJ Secondary (Toa Payoh), St. Andrew's Junior College and St. Joseph's Institution International.

Using the address for P1

Under MOE's rules, a new home's address can be used for Primary 1 registration if the vacant possession date in your sale and purchase agreement is no later than 31 December two years after the registration year. The developer's expected vacant possession date is 31 May 2030, which fits the 2028 registration (children born 2 January 2022 to 1 January 2023) and every year after. The date that counts is the one in your sale and purchase agreement. How P1 registration works.

Distances are straight lines on the map from the middle of each tower to the schools' grounds. The towers have their own postal codes: 319974 (Block 10) and 319975 (Block 12). MOE's official distance category is measured from the school's boundary on OneMap; check it on onemap.gov.sg/school in your registration year.

The towers and their neighbours

The two towers run east to west, with the 50 m lap pool and the central garden between them: Block 10 on the north side of the site, along Lorong 1 Toa Payoh, and Block 12 on the south side, about 65 m away. So every home faces north or south, and the homes at the ends of each tower have a side to the east or the west.

Block 10's north side looks over Lorong 1 Toa Payoh to the 10- and 12-storey HDB blocks of Toa Payoh North, about 90 m away by the developer's plan, and on to Bishan and Ang Mo Kio. Block 12's south side looks towards Toa Payoh town and the city skyline, over HDB blocks of 16 to 19 storeys about 100 m away. The sides facing each other look inward over the pool. Gem Residences (38 storeys) is to the south-east, across Lorong 4 Toa Payoh; the developer labels the east views "Bidadari and Potong Pasir" and the west views "Central Catchment Area".
