How many units have been sold?

In the developer's availability list as of 1 November 2026, 29 of the 777 homes are still for sale, so 748 have been sold since the launch on 18 January 2025 (668 of them on the launch weekend). In the 12 October 2026 list, the homes left are 1-bedroom + study units in stacks 04 and 14 from level 21 up, and 3-bedroom dual-key homes in stack 03; every other layout is sold out. Yes. The remaining units are sold one by one. Ask me to check that the unit you want is still available, then we visit the showflat to book it with the 5% booking fee. How to buy now.

Where is The Orie showflat?

The sales gallery for the launch was at 620A Lorong 1 Toa Payoh, near Caldecott MRT and next to the Philips APAC Centre. Visits are by appointment: WhatsApp me with the layouts you'd like to see and I'll confirm the place and time. Showflat & buying.

Payments

How much do I pay when I book a unit?

When the option to purchase is granted, you pay a 5% booking fee in cash. A further 15% is due eight weeks from the option date, when you exercise the sale and purchase agreement, in cash, CPF or both. Buyer's stamp duty (and ABSD if it applies to you) and the legal fees also fall due around then, and can be paid in cash or CPF.

What is the payment schedule for The Orie?

The Orie is still being built, so it follows the standard progressive payment scheme for uncompleted private homes: you pay in stages as construction progresses.

Option to purchase (booking)5%Cash
Sale & purchase agreement (within 8 weeks)15%Cash / CPF
Foundation completed10%5% cash / CPF, 5% loan*

*With a 75% bank loan you pay the first 25% yourself: 5% + 15% + the first 5% of the foundation stage. The loan covers the rest as each stage is completed. If a stage is already done when you sign, its instalment falls due soon after. Work out the amounts for a specific price with my payment schedule calculator.

Can I use CPF?

The 5% booking fee must be paid in cash. After that, the 15% at the sale and purchase agreement, the stamp duties, the legal fees and the later instalments can be paid from your CPF Ordinary Account, within CPF's usage limits.

What are the estimated maintenance fees?

The developer's estimates a month, before GST, at $75 per share value: $375 for the 1-bedroom + study (5 shares), $450 for the 2-bedroom to 3-bedroom premium homes (6 shares), and $525 for the 3-bedroom dual key and the 4- and 5-bedroom homes (7 shares). These are the January 2025 estimates; the actual fees will be set by the management corporation after completion.

The developer expects to hand over the homes (vacant possession) by 31 May 2030. The date that counts is the one in your sale and purchase agreement.

How many units are there?

777 homes in two 40-storey towers: Block 10 (stacks 01 to 10) and Block 12 (stacks 11 to 20). The homes start on level 2; in Block 10, stacks 01, 02 and 10 start on level 3.

What unit types and sizes are there?

1-bedroom + study (A1S, 517 sqft), 2-bedroom (B1, 592 sqft, with one bathroom, and B2, 646 sqft, with two), 2-bedroom premium (B3, 678 sqft), 2-bedroom premium + study (B4S, 700 sqft), 3-bedroom (C1, 850 sqft), 3-bedroom premium (C2 and C2A, 1,023 and 1,044 sqft), 3-bedroom dual key (C3DK, 1,130 sqft), 4-bedroom (D1 and D2, 1,216 sqft), 4-bedroom premium + study (D3S, 1,367 sqft) and 5-bedroom with a private lift (E1, 1,453 sqft). See all floor plans.

What is the dual-key home?

The C3DK (stack 03, Block 10) is a 3-bedroom home and a separate studio behind one shared foyer, each with its own door. The 15.7 sqm studio has its own bathroom and pantry, so it suits a parent or a grown-up child living close by, or renting out. There are 39 of them.

Which homes have a private lift?

The 5-bedroom E1 homes, in stacks 02 (Block 10) and 12 (Block 12). The lift opens into a private lobby, and a separate back door leads to the kitchen.

What is a dumbbell layout?

The bedrooms are on opposite sides of the living room, like the weights on a dumbbell. At The Orie, the B1, B2 and B4S 2-bedroom homes and the C1 3-bedroom have dumbbell layouts, which gives the bedrooms more privacy from each other.

Which way do the homes face?

North or south: the two towers run east to west. In Block 10, stacks 03 to 07 face north over Lorong 1 Toa Payoh towards Bishan and Ang Mo Kio, and stacks 01, 02 and 08 to 10 face south over the pool. In Block 12, stacks 11, 12 and 18 to 20 face north over the pool, and stacks 13 to 17 face south towards Toa Payoh town and the city. The end stacks (02, 03, 17 and 18 at the west, 07, 08, 12 and 13 at the east) also have a side to the west or the east. Filter the unit finder by side.

What appliances and finishes come with the units?

De Dietrich kitchen appliances and a Samsung fridge, Duravit sanitary ware with Hansgrohe fittings, and built-in wardrobes. The 1- to 3-bedroom homes have the "sleek urban tones" palette and the 4- and 5-bedroom homes the warmer "radiant warmth" palette, with a dry kitchen and an enclosed wet kitchen. Every home has a smart-home system with a digital lockset (fingerprint, PIN, key tag, app and key) and app control of the air-conditioning and lights. See the finishes.

About 627 lots in the basements, including 19 electric vehicle lots and 5 accessible lots: about eight for every ten homes.
