Payments

How much do I pay when I book a unit?

When the option to purchase is granted, you pay a 5% booking fee in cash. The developer then sends you the sale and purchase agreement, usually within two weeks, and you have three weeks to sign it. Buyer's stamp duty (and ABSD if it applies to you) is due within two weeks of signing, and a further 15% is due eight weeks from the option date. The 15%, the stamp duties and the legal fees can be paid in cash or CPF.

What is the payment schedule for Lentor Gardens Residences?

Lentor Gardens Residences is still being built, so it follows the standard progressive payment scheme for uncompleted private homes: you pay in stages as construction progresses.

Stage% of priceUsually paid with
Option to purchase (booking)5%Cash
Sale & purchase agreement (within 8 weeks)15%Cash / CPF
Foundation completed10%5% cash / CPF, 5% loan*

*With a 75% bank loan you pay the first 25% yourself: 5% + 15% + the first 5% of the foundation stage. The loan covers the rest as each stage is completed. If you buy after some stages are already done, the payments for those stages fall due together soon after you sign. Work out the amounts for a specific price with my payment schedule calculator.

Can I use CPF?

The 5% booking fee must be paid in cash. After that, the 15% at the sale and purchase agreement, the stamp duties, the legal fees and the later instalments can be paid from your CPF Ordinary Account, within CPF's usage limits.

What are the estimated maintenance fees?

The developer estimates $1.80 per share value a month: about $347.40 for every 2- and 3-bedroom home (share value 193), and $403.20 for the 4-bedroom homes and the strata terrace houses (224). The actual fees will be set by the management corporation after completion.

The project

Who is the developer of Lentor Gardens Residences?

Kingsford Lentor Project Pte Ltd, part of the Kingsford Group, which also developed Normanton Park, Kingsford Waterbay and Kingsford Hillview Peak, and is building Chuan Park and One Marina Gardens. The architect is P&T Consultants.

What is the tenure?

99-year leasehold from 7 July 2025.

When will Lentor Gardens Residences be completed?

The developer expects the Temporary Occupation Permit (TOP) in the third quarter of 2029, and vacant possession by 31 December 2030. The dates that count for you are the ones in your sale and purchase agreement.

How many units are there?

499 homes: three 16-storey blocks (74, 76 and 78 Lentor Gardens), an 8-storey block (66) and three 2-storey strata terrace houses (68, 70 and 72), on a site of about 20,639 sqm. There's also a childcare centre and three shops at 80 Lentor Gardens.

What unit types and sizes are there?

2-bedroom premium (646 and 678 sqft, 75 units), 2-bedroom premium + household shelter (689 sqft, 30), 2-bedroom + study (732 sqft, 147), 3-bedroom compact (872 sqft, 15), 3-bedroom compact + study (936 sqft, 15), 3-bedroom premium + study (969 sqft, 32), 3-bedroom premium (1,001 and 1,012 sqft, 77), 4-bedroom compact (1,184 sqft, 60), 4-bedroom premium (1,346 and 1,356 sqft, 45) and three strata terrace houses (1,496 sqft). See all floor plans.

What are the strata terrace houses like?

Three 2-storey houses at 68, 70 and 72 Lentor Gardens, each 1,496 sqft with five bedrooms: one on the 1st storey and four on the 2nd, including a master bedroom of about 23 sqm with its own bathroom. Each has a living, dining and dry kitchen area of about 38 sqm, a wet kitchen, a WC, a household shelter and a private enclosed space at the front. As strata homes, they share the condominium's facilities and pay maintenance like the apartments.

Why is there no level 9 in some blocks?

Level 9 of Blocks 74, 76 and 78 is a sky garden instead of homes: lounges, cabanas, grill lounges and a floral promenade facing the future Hillock Park. So those blocks have homes on levels 1 to 8 and 10 to 16.

Which way do the homes face?

The north-east and east sides of Blocks 74, 76 and 78 face the future Hillock Park, with an open view north towards Lower Seletar Reservoir from the upper floors. The inner rows look over the lagoon pool or the 50 m lap pool. The south-west side of Block 66 looks across Lentor Gardens to the landed homes of Teachers' Estate. See each stack's facing in the unit finder.

What appliances and finishes come with the units?

Smeg kitchen appliances: an induction hob in the 2-bedroom homes and a gas hob in the larger homes, an oven, a cooker hood, a fridge sized to the home, and a washer-dryer (a separate washer and dryer in the terrace houses). The bathrooms have Grohe fittings with Geberit and Kohler sanitary ware. Ceilings in the living room, dining room and bedrooms are 2.9 m. See the finishes.

How many car park lots are there?

402 lots in two basements for 499 homes (314 in the lower basement and 88 in the upper), including 3 accessible lots, plus 84 bicycle lots.

What facilities are there?

A lagoon pool with planted islands (serenity lagoon, floating lounger pool, hydro jet, massage and reflexology pools, aqua therapy beds and spa deck), a 50 m lap pool, the 75 m Skyline and an infinity pool deck, children's splash and play coves, a clubhouse with three function rooms, a gym and a yoga studio, two BBQ pavilions, two viewing pavilions, a tennis court, and sky gardens on level 9 of the three tall blocks.
