Payments

How much do I pay when I book a unit?

When the option to purchase is granted, you pay a 5% booking fee in cash. A further 15% is due eight weeks from the option date, when you sign the sale and purchase agreement, in cash, CPF or both. Buyer's stamp duty (and ABSD if it applies to you) and the legal fees also fall due around then, and can be paid in cash or CPF.

What is the payment schedule for Zyon Grand?

Zyon Grand is still being built, so it follows the standard progressive payment scheme for uncompleted private homes: you pay in stages as construction progresses.

Stage% of priceUsually paid with
Option to purchase (booking)5%Cash
Sale & purchase agreement (within 8 weeks)15%Cash / CPF
Foundation completed10%5% cash / CPF, 5% loan*

Total100%

*With a 75% bank loan you pay the first 25% yourself: 5% + 15% + the first 5% of the foundation stage. The loan covers the rest as each stage is completed. If you buy after some stages are already done, the payments for those stages fall due together soon after you sign. Work out the amounts for a specific price with my payment schedule calculator.

Can I use CPF?

The 5% booking fee must be paid in cash. After that, the 15% at the sale and purchase agreement, the stamp duties, the legal fees and the later instalments can be paid from your CPF Ordinary Account, within CPF's usage limits.

What are the estimated maintenance fees?

The developer estimates about $67 per share value a month: $469 for the 1-bedroom + study and the 2-bedroom (share value 7); $536 for the 2-bedroom premium, the 2-bedroom premium + study and every 3-bedroom type (8); $670 for the 4-bedroom premium, supreme and supreme + study (10); $737 for the 5-bedroom supreme (11); and $871 and $938 for the two penthouses (13 and 14). The actual fees will be set by the management corporation after completion.

The project

Who is the developer of Zyon Grand?

CDL-MFA Altair Property Pte Ltd, a joint venture of City Developments Limited (CDL) and Mitsui Fudosan of Japan. The concept architect is Nikken Sekkei, the architect ADDP Architects, the landscape architect Ecoplan Asia, the interior designer 2nd Edition and the builder Woh Hup.

What is the tenure?

99-year leasehold from 15 July 2024.

When will Zyon Grand be completed?

The developer's expected vacant possession date is 30 September 2032. The date that counts for you is the one in your sale and purchase agreement.

How many units are there?

706 homes in two 62-storey towers, Blocks 3 and 5, on a site of about 15,277.9 sqm. The development also has a 36-storey tower of long-stay serviced apartments, restaurants, a supermarket and an early childhood development centre, and an exit of Havelock MRT.

What unit types and sizes are there?

1-bedroom + study (474 sqft, 59 units), 2-bedroom (538 sqft, 59), 2-bedroom premium (646 sqft, 59), 2-bedroom premium + study (721 sqft, 118), 3-bedroom (818 sqft, 59), 3-bedroom deluxe (861 sqft, 118), 3-bedroom premium + study (1,055 and 1,076 sqft, 116), and, all with a private lift, 4-bedroom premium (1,421 sqft, 40), 4-bedroom supreme (1,518 sqft, 40), 4-bedroom supreme + study (1,615 sqft, 18), 5-bedroom supreme (1,819 sqft, 18) and two 5-bedroom penthouses (2,659 and 2,756 sqft). See all floor plans.

What is the serviced apartment tower (SA2)?

The third tower on the site, at the Havelock Road end, has 36 storeys of long-stay serviced apartments under URA's Serviced Apartment II (SA2) scheme, a new type of land use; Zyon Grand is the first condominium launch with it. They are run as rental apartments and are separate from the condominium's 706 homes. I go through what it could mean for owners and tenants in my second Zyon Grand video.

Why are there no homes on levels 22 and 43?

They're sky lounges for residents: Horizon Vista on level 22 and Altitude Lounge on level 43, in both towers. Homes start on level 2, about 23 m above the street, and the landscape deck with the pools is the 1st storey, over the shops and the MRT exit.

Why do stacks 01 and 08 change above level 43?

Below level 43 they are 4-bedroom homes (type DS1 in stack 01 and DP1 in stack 08). From level 44 to 61 the layouts change: stack 01 becomes the 5-bedroom supreme (ES1, 1,819 sqft) and stack 08 the 4-bedroom supreme + study (DS2s, 1,615 sqft). On level 62 they're the two penthouses: #62-01 (PH2, 2,756 sqft) and #62-08 (PH1, 2,659 sqft). Stacks 02 and 07 stop at level 61.

Which way do the homes face?

The towers are turned so that their long sides face north-north-east and south-south-west; the developer describes them as north-south facing. Stacks 03 to 06 and 09 to 12 face north-north-east, over Kim Seng Road towards the Singapore River and River Valley; stacks 01, 02, 07 and 08, with the 3-bedroom premium, 4- and 5-bedroom homes, face south-south-west, over the pools and Havelock Road, which the kit sells for its southern views towards Sentosa from the upper floors. The end units also have a west-north-west or east-south-east side. See each stack's facing in the unit finder.

What appliances and finishes come with the units?

V-ZUG hobs, ovens and hoods, Liebherr fridges, and De Dietrich washers, dryers and dishwashers, sized to each home type: the 4- and 5-bedroom homes and penthouses add a gas hob, a combi steam oven or steamer, a wine chiller and a dishwasher. Geberit WCs and basins with hansgrohe fittings, a bathtub in the 4-bedroom supreme, 5-bedroom and penthouse homes, a Caccaro wardrobe in the master bedroom, and Corten's magnetic accessories wall in the kitchen and bathrooms. See the finishes.

How many car park lots are there?

595 in total: 565 for residents (plus 5 accessible lots) in the basements, and 30 for the shops (plus 1 accessible lot and 3 for the childcare centre). There are also 177 bicycle lots.

What facilities are there?

On the landscape deck: a 50 m lap pool, Waterfall Cove, a family pool, a kids' pool, hydro spa and bubbling pools, a tennis / pickleball court, lawns, BBQ and gourmet pavilions, the Central Club (Club Gourmet, Club Social and Club Culinary), a fitness suite, a yoga studio, a media room and a games studio, with changing rooms and a steam room. Up in the towers are the sky lounges on levels 22 and 43. Residents also have a team of residential hosts for concierge services.

Location

How close is Zyon Grand to the MRT?

An exit of Havelock MRT (TE16) on the Thomson–East Coast Line is built into the development's lower 1st storey. From there it's one stop to Great World and to Outram Park (East–West and North–East lines), two to Orchard and four to Marina Bay. Great World MRT is also about 370 m away on foot, across the river. More on the location.

Which primary schools are nearby?

River Valley Primary School is about 500 m away, within 1 km, and St. Margaret's School (Primary), a Two-Track girls' school from 2027, is within 2 km. Alexandra Primary and Zhangde Primary are about 1 km away, right at the line, so check them on OneMap. With vacant possession expected by 30 September 2032, the address can be used from the 2030 P1 registration if the date in your sale and purchase agreement is by 31 December 2032. More on the schools.
