How much will you get from selling?
A few questions about the home you're selling. You'll get a report with the cash you'll receive after the loan, CPF refund and fees, and the CPF that goes back to each owner.
Estimates only, for planning. Fees used: agent fee 2% + GST, legal fee ($500 for an HDB flat, $2,300 for a private property) and, for an HDB flat, the $80 HDB resale submission fee. Your CPF statement and the final sale price decide the actual figures.
How your sale proceeds are worked out
When you sell, the money is paid out in a fixed order: first your outstanding loan, then the CPF you used for the home goes back into your CPF account (the amount you used plus the interest it would have earned, called accrued interest), then the selling costs. Whatever is left comes to you in cash.
Example: selling an HDB flat for $600,000
| Sale price | $600,000 |
|---|---|
| Outstanding loan | − $150,000 |
| CPF refund: $200,000 used, plus $50,000 accrued interest | − $250,000 |
| Agent's fee, 2% plus GST | − $13,080 |
| Legal fee and HDB resale submission fee | − $580 |
| Cash to you | $186,340 |
The $250,000 goes back to your CPF Ordinary Account, where you can use it for your next home. You can see your own CPF refund, with accrued interest, on CPF's Home Ownership Dashboard.
Questions people ask me
How is the CPF refund calculated?
It's all the CPF you used for the home (down payment, monthly instalments, stamp duty and fees) plus accrued interest: the interest that money would have earned in your Ordinary Account.
Do I get my CPF refund in cash?
No. It goes back into your CPF account. Below 55 it stays in your Ordinary Account for your next home. From 55, it first tops up your Retirement Account; read why selling after 55 changes your cash.
What if the sale price doesn't cover my loan and CPF refund?
The loan must be paid off in full. If what's left doesn't cover the full CPF refund, CPF doesn't require you to make up the difference in cash, as long as you sell at market value.
Do I pay seller's stamp duty?
Not on an HDB flat, because of the minimum occupation period. For private homes bought from 4 July 2025, selling within four years incurs seller's stamp duty (16% down to 4%).
When do I get the money?
The cash is paid at completion. For an HDB sale, I plan for the CPF refund about three weeks after completion. My HDB sale timeline planner shows the dates.
