What's my home worth?
See what your HDB flat or condo could sell for, from the latest sales in your own block or development. It takes a few seconds, and nothing is sent to me unless you ask for a monthly update.
An estimate from recent sales, not a valuation. The price you get depends on your floor, facing, condition and renovation, and on the buyers in the market when you sell. HDB resale prices from data.gov.sg; private home sales from URA.
Questions people ask me
How is the estimate worked out?
For an HDB flat, it's the middle price of the same flat type sold in your block in the last 12 months. If fewer than 3 sold, I look back 2 years, then 3. If your block still has fewer than 3, I use flats of a similar size (within 10%) elsewhere on your street. For a condo, apartment or EC, I take the sales in your development within 10% of your floor area, find the middle price per square foot, and multiply it by your size, again looking back no more than 3 years. If you add your unit number, I mark the sales on floors near yours, and when there are 3 or more of them, the estimate uses those.
Is this the same as a valuation?
No. A formal valuation comes after you've agreed a price: for an HDB flat, the buyer asks HDB for one after you grant the option to purchase, and for a private home, the buyer's bank arranges one for the loan. This page shows what similar homes nearby have actually sold for, which is where most sellers start.
Why might my home sell for more or less?
A high floor, an unblocked view, a good facing, a recent renovation and a longer remaining lease all lift the price. So does selling when few similar homes are on the market. If yours is different from the ones that sold, the price can be quite different too. I'm happy to look at yours.
What does the monthly update include?
At the start of each month I'll email you your home's latest estimate, how it changed since last month, and the newest sales in your block or development. If you'd like them to stop, just reply and tell me.
What would I actually get from the sale?
After the loan, the CPF refund and the fees, it's often a lot less than the price. My sale proceeds calculator works out the cash you'd receive and the CPF that goes back to each owner.
